Tourism and hospitality — South Beach, downtown hotels, Wynwood restaurants — are a second P&L. Seasonality, cruise calendars, and art-week spikes are not a run rate. Pair them with September.
Geography is underwriting. A Hialeah industrial condo, a Gables medical suite, and an Ocean Drive restaurant do not share a multiple. Flood, condo association rules, and parking are local, not “South Florida” boilerplate.
FIU, UM, and the downtown campus overlay keep a weekday professional and healthcare payroll that is not South Beach. Homestead and Florida City sit on a different agricultural and logistics edge — packing, nurseries, and U.S. 1 trip businesses — than Brickell. The Design District and Wynwood are rent-and-parking files first. A buyer who only walked Ocean Drive will misprice a Medley warehouse. The Port of Miami tunnel and the airport cargo belt are why some Doral files look more like a trade gateway than like a tourist city.
What actually trades in Miami-Dade
Trade and wholesale near the port and airport. Document language of the customer file, who holds the broker relationships, and whether terms assign.
Professional services that are already institutional — not a founder’s personal passport stamp.

Who buys Miami files
International and bilingual operators already in the trade or professional book. They will not pay for a skyline. They will pay for a staff that stays.

Inbound U.S. buyers who want a Sun Belt gateway. They still have to clear licenses, language, and insurance. A “Miami is international” paragraph does not replace deposits that match the return.

Trade and professional books get priced on whether the customer still calls the firm after the founder leaves — language, staff, and terms. Beach hospitality gets priced on a full-year occupancy file and a lease a successor can hold. In 2026 most owner-operated Miami-Dade shops still trade on SDE.
