Sell a Business in Key West, Florida

How Monroe County businesses actually trade — Overseas Highway, TDC and cruise, NAS Key West, flood and workforce housing, and why the Keys are not a Miami suburb.

Key West is the end of a one-road county, not a Miami neighborhood with better sunsets. The Overseas Highway, Monroe County’s TDC, cruise days, NAS Key West, and a workforce-housing problem that sets every wage are the facts. What trades here is a file that still works if a tropical week or a cruise cancellation slips 10 percent — plus a flood elevation, a ROGO or building-rights story, and a lease a successor can hold. Price a Duval Street bar as if it were a Brickell lounge and you will use the wrong multiple.

This page is for owners and buyers in Monroe County — Key West and Stock Island, the Lower Keys, Marathon, Islamorada, and Key Largo files that already live on this highway. Market position — one road, three textures, a Navy gate

Key West and Stock Island are tourism, Duval, the harbor, NAS Key West, and a year-round workforce that cannot afford to live near the work. Hotels, restaurants, and guest lodging live on occupancy by month and on whether September exists. Fantasy Fest and New Year’s Eve are spikes. They do not get annualized.

Marathon and the Middle Keys are a residential-and-fishing overlay with their own hospital node and a different rent. Key Largo and Tavernier sit closer to the mainland — diving, fishing, and a weekend visitor from Miami-Dade who is not a Duval pedestrian. Islamorada is a sport-fishing and inn file. Those four mile-marker bands do not share a Duval multiple.

NAS Key West is a real but small military credit. It is not Eglin and not NAS Pensacola. Contractor work that assigns is an asset. A handshake at the gate is not.

There is one road in. A wreck, a storm, or a bridge restriction is an operating fact, not color. Inventory, perishable supply, and technician travel all price that in.

What actually trades in the Keys

Hospitality and food when a full year survives September and a GM who is not you can run a dark Tuesday. See the restaurant guide.

Trades and construction — HVAC, electrical, construction — when someone besides the founder can take a Lower Keys call and the building-rights / flood file is honest. Recurring service beats a one-storm rebuild book.

Retail on Duval is visitor. Mile-marker trip retail is residents and weekenders. Do not blend them.

Healthcare follows residents and a thin specialist bench. Provider recruitment is harder than on the mainland. See the medical practice guide.

Do not apply a Miami Beach multiple to a Marathon inn. Do not apply an Orlando park multiple to a Key Largo dive-adjacent shop.

Who buys Keys files

Operators already on the highway adding a second mile marker. They already know housing and the TDC calendar.

Hospitality buyers who can hold a shoulder season and a flood deductible. They still have to staff locally. Commuting from Homestead every shift is not a plan.

Inbound buyers who want the Keys lifestyle. Lenders want a year that includes September and a storm week. SBA is pickier on Duval rooms than on a Stock Island trade shop.

Main Street is SDE. A multi-site lodging group or a multi-crew trade company that already runs without the founder can open EBITDA. See the valuation guide.

Local friction — flood, ROGO, housing, licenses

Flood, elevation, and wind are week-one files on almost every Keys product. A cheap premium that expires 60 days after close is a credit. Prior claims belong in the book.

Building rights and ROGO (the county’s rate-of-growth system) can strand a construction or expansion story. Counsel, not a postcard.

Workforce housing is the wage conversation. A buyer who models mainland technician pay will break the file. Staff who live in employer housing or a long commute need that written down.

Monroe occupational licenses and village or city desks sit on their own calendars. Key West is not Marathon. Florida DBPR still governs contractors, lodging, and liquor. Qualifying agents do not automatically transfer.

Cruise days help some Duval rooms. They are not the run rate. Isolate them.

Prepare with the sale-prep roadmap. Split Key West vs Marathon vs Key Largo before you pick a number.

How these files actually price

A Duval hotel or bar that only looks good on a cruise Saturday is a seasonal room. A Stock Island or Lower Keys trade route that already opens without the founder is the transferable product — if housing and flood are honest. A Marathon inn is occupancy and elevation. A Key Largo dive- or fishing-adjacent shop is weekend mainland traffic plus a quieter weekday. NAS-adjacent work is assignment language first.

Earn-outs show up when Fantasy Fest, cruise, or one storm-rebuild year is a double-digit share. Seller financing is common when the flood file or the lease is the long pole. We will not apply a South Beach or Brickell multiple to mile marker 80.

If the founder still works every last call and every generator night, you are selling a job until a GM or lead tech is on the schedule. Put that housing-adjusted wage in the model now. Islamorada and Big Pine fold here. They share this highway. They do not share Duval’s rent.

Preparing a Monroe file

A year out, decide whether you are selling a Duval room, a Middle Keys inn, or a trade route. Put a second person on the schedule who can live here. Get flood elevation and remaining lease term in the book.

Six months out, pull TDC and occupancy facts, liquor and lodging licenses, and monthly sales that include September. If one cruise contract or one property manager is a double-digit share, isolate it.

On the market, we take hospitality to operators who already sit a Keys shoulder and trades to crews who already staff this housing market. Seller financing shows up when the deductible is the long pole. Diligence here fails on flood and housing more often than on the sunset photo.

In 2026 most owner-operated Monroe shops still price on SDE. Multi-site lodging can open EBITDA. Transition is local: the September GM, the elevation certificate, and the employee who has a place to sleep have to survive the handoff.

A buyer who only walked Duval at sunset will misprice a Marathon shop and a Key Largo route in the same afternoon. Miami stays on its own page. This county has one road. Write that into the book. A technician who cannot find a bed does not make the service call. Put housing next to the wage, not in a footnote. Stock Island is the working waterfront next to Old Town, not a second Duval. A wreck on the Overseas Highway is an operating day, not color for the CIM.
