How Collier County businesses actually trade — seasonal wealth, healthcare, estate services, Marco Island, and a buyer pool that will not pay a Fifth Avenue multiple for an Immokalee route.

Naples is a seasonal wealth and healthcare city, not a second Fort Myers and not a Gulf version of Miami Beach. Fifth Avenue South, Third Street South, US 41, and the hospital systems are the facts. Marco Island is a visitor-and-condo overlay. Immokalee is an agricultural and labor file. Mixing those into one “Naples multiple” is how deals die in diligence.

Market position — winter money, a quiet summer, a second county inland

Collier’s winter population and charitable calendar support restaurants, retail, estate landscaping and pool routes, and concierge-adjacent medical. That demand is real. It is also sharply seasonal. A January week on Fifth Avenue is not July. Buyers who have not sat a Naples August will haircut labor, rent, and the book.

Healthcare is the year-round payroll — hospital systems and a large retiree and near-retiree mix. Practices trade on provider bench and payer mix, not on a “wealth moves here” slide. See the medical practice guide.

Marco Island is condos, boats, and short-stay overlay. Parking, associations, and flood are the lease conversation. It is not Old Naples retail.

Immokalee and eastern Collier are agriculture, logistics, and a workforce that does not shop Fifth Avenue. A packing-adjacent or labor-heavy file needs its own buyer set.

Ian’s edge reached Collier. Insurance and elevation still show up on waterfront and some inland product. Deductibles are deal terms.

What actually trades in Collier

Estate and HOA services — landscape, pool, HVAC, cleaning — are the Main Street core when the book is recurring and not one property manager. Seasonal staffing is the operational fact. A crew that only exists from November to April is not a year-round system until you show how summer works.

Healthcare and professional services — medical, dental, accounting — follow the residential wealth and the hospital corridor. The transferable asset is the staff who stay when the founder goes north for August.

Restaurants, retail, and hotels on Fifth, Third, and the beach need a full-year POS. Summer closures or skeleton weeks belong in the file, not in a footnote. See the restaurant guide.

Do not apply a Fort Myers rebuild-contractor multiple to a Third Street boutique. Do not apply an Orlando park multiple to a Pelican Bay restaurant.

Who buys Naples files

Local estate-service operators adding a second crew because they already know HOA boards and summer thinning.

Healthcare buyers who will sit a Collier payer mix. They will not pay a Miami medical-tourism slide.

Inbound high-net-worth buyers show up on cafés and retail more than in Lakeland. Lenders still want cash on the return. A lifestyle buyer who cannot clear a down payment is not a process.

SBA can fund documented files. Seasonal rooms often need more equity and a seller note.

Local friction — August, associations, insurance, licenses

Seasonality is the first diligence slide. Show twelve months. If you close or skeleton-crew in summer, say so in week one.

Condo and HOA access can set the close on estate routes and beach retail. Assignment and vendor approval belong in the LOI.

Wind and flood on the Gulf and Marco are not theoretical. Elevation and prior claims go in the book.

Collier and Marco occupational licenses sit on their own desks. Florida DBPR still governs contractors and health.

Prepare with the sale-prep roadmap. Split Old Naples vs North Naples vs Marco vs inland before you pick a number.

How these files actually price

An estate-service or landscape book that already runs in August is the transferable Collier product. A Fifth Avenue or Third Street room that only looks good in February is a seasonal lease, not a platform. Marco vendors live and die on condo boards. Immokalee is agriculture and workforce — a different ticket and a different buyer. North Naples medical is HOA density and provider bench.

Earn-outs show up when winter is 70 percent of the year. Seller financing is common on seasonal rooms. We will not apply a Lee rebuild multiple or a Palm Beach island multiple to Collier. The county is wealthy. The P&L still has to work when the seasonal houses go dark.

If the founder still works every estate in season and disappears in August, you are selling a job until a summer crew is on the schedule. Put that wage in the model now. Pelican Bay access is a vendor list, not a postcard. East Naples is a different rent than Old Naples; write that into the book.

Preparing a Collier file

A year out, decide whether you are selling an estate route, a medical book, or a seasonal room. Put someone besides the founder on a Tuesday in August. Convert verbal HOA work to written accounts where you can.

Six months out, pull association approvals, insurance declarations, and monthly sales that include summer. If winter is 70 percent of the year, do not annualize March.

On the market, we take estate services to operators who already thin a summer crew and hospitality to buyers who can hold a quiet August. We do not send an Immokalee file to someone who wanted Fifth Avenue. Seller financing is common on seasonal rooms. Diligence here fails on August more often than on the palm-lined photo.

North Naples and the Vanderbilt / Pelican Bay corridor are a denser HOA-and-healthcare file than Old Naples retail. US 41 is the commercial spine. East Naples is a different rent and a different ticket. Marco’s condo boards can refuse a vendor the way a Fifth Avenue landlord can refuse an assignment. Those are four files inside one county.

In 2026 most owner-operated Collier shops still trade on SDE. Estate-service companies that already run in August can open EBITDA. We will not apply a “snowbirds move here” turn to a job that only exists from November to April. Transition is local: the summer crew, the association list, and the Gulf deductible have to survive the handoff.

Immokalee is agriculture and workforce — a fourth file inside one county. A buyer who only walked Fifth Avenue in January will misprice a Marco vendor and an Immokalee shop in the same afternoon. We keep those books split. The county is wealthy. The P&L still has to work when the seasonal houses go dark. Marco Island and East Naples fold here because they share this buyer pool, not because they share a Fifth Avenue multiple.
