A buyer who has never driven Commercial Way at 4 p.m. will still underwrite that commute.
Retiree and near-retiree households support medical, dental, home-oriented trades, landscaping, pool, and neighborhood restaurants. That demand is more even than an Orlando park calendar. It is not immune to insurance shocks, Medicare mix, or a summer when people leave.
Weeki Wachee and coastal Hernando add a visitor overlay — springs, boats, and weekend traffic. That helps a convenience store or a waterfront food room. It is not the run rate for a Brooksville contractor.
Brooksville remains the county seat and a more traditional Main Street. Government, courthouse, and older commercial stock are a different lease story than a Spring Hill strip on Spring Hill Drive.
