How Alachua County businesses actually trade — UF and Shands as the payroll, student vs hospital vs downtown files, and a buyer pool that is not Orlando and not Jacksonville.

Gainesville is a university-and-hospital city. The University of Florida, UF Health / Shands, and the weekday research-and-clinical payroll are the economic facts. Midtown and the student blocks are a second P&L. Downtown and the northwest medical corridor are a third. Mixing those into one “college-town multiple” is how deals die in diligence.

Market position — campus, hospital, a quieter county around it

UF’s academic calendar sets student food, retail, staffing, and some convenience volume. Football Saturdays and move-in week are not a run rate. Summer session and the gap between semesters have to sit next to October. A Midtown bar that only works when the dorms are full is a campus credit, not a Gainesville multiple.

Shands and the medical corridor are the year-round engine. Medical practices, dental, and weekday services that treat hospital staff and patients underwrite more like a healthcare suburb than like a student block. Buyers will split those P&Ls.

Downtown and the northwest — professional services, government-adjacent, and a resident-plus-faculty mix — are flatter than Midtown. East Gainesville and the county are a different density and a different ticket.

Alachua is not a beach county and not a theme-park county. Seasonality is academic and clinical, not snowbird. That is an advantage if you document it. It is a problem if you only have home-game weeks.

What actually trades in Gainesville

Student-adjacent food and retail — restaurants, late-night, campus-edge retail — need a full academic year. Lease assignment near campus can include use rules and landlord ideas about the next tenant. See the restaurant guide.

Healthcare is the institutional product. Provider bench, hospital privileges, and payer mix matter more than a Gator slide. See the medical practice guide.

Home services — HVAC, landscaping, cleaning — trade on faculty, hospital, and county residential, not on one apartment complex at 30 percent of revenue.

Professional services — accounting, insurance — follow the resident and small-business book. A practice that is really the founder’s UF network is personal goodwill.

Do not apply an Orlando I-Drive multiple to a Midtown room. Do not apply a Jacksonville port multiple to a 13th Street shop.

Who buys Gainesville files

Local operators already in the hospital or campus belt. They understand summer and home games.

Healthcare buyers who will sit a Shands-adjacent payer mix.

Inbound owners who want a college town. Lenders still want a manager who is not you and a year that includes May. SBA is common on documented files.

Main Street is SDE. A multi-site campus food group or a medical practice with a second provider can open EBITDA. See the valuation guide.

Local friction — calendar, leases, licenses, labor

Academic calendar is the first slide on anything near campus. Show monthly sales against semesters and summer.

Campus-edge leases can be picky about assignment and use. Remaining term belongs in the book.

Labor includes students who leave in May. A buyer who models year-round student wages will break the file. Hospital and county labor is a different wage band.

Alachua occupational licenses and Florida DBPR sit on their own desks. Qualifying agents do not automatically transfer.

Insurance is inland. Tornado and storm weeks still belong in the year. It is not a Gulf flood story.

Prepare with the sale-prep roadmap. Split campus vs hospital vs county before you pick a number.

How these files actually price

A Midtown or University Avenue restaurant that only looks good in football season is a campus room, not a platform. Buyers will compare May to October. An Archer Road medical or dental practice with a second provider is credentialing and whether patients call the clinic after the founder leaves. A Newberry or northwest-39th HVAC route is density and a lead-tech wage. Innovation Square is a small professional credit, not a second Shands.

Earn-outs show up when one apartment complex or one clinic referral source is a double-digit share. Seller financing is common when the lease or the semester gap is the long pole. We will not apply a Tallahassee capital multiple or an Ocala horse-country multiple to Alachua.

If the founder still works every Saturday in October and every quiet Tuesday in July, you are selling a job until a manager is on the schedule. Put that wage in the model now. High Springs and Alachua fold here as quieter rooftop files, not as a second campus. A buyer who models year-round student wages will break the file before they tour Archer Road. Shands credentialing sits on its own calendar. Summer enrollment is the test, not a home-game Saturday.

Preparing a Gainesville file

A year out, decide whether you are selling a campus room, a medical book, or a county route. Put a GM or a second provider on the Tuesday after finals. Isolate football and move-in spikes.

Six months out, pull the lease, any campus or hospital credentialing, and twelve months that include summer. If one apartment complex or one clinic referral source is a double-digit share, say so.

On the market, we take campus food to operators who already staff a college calendar and medical to buyers who understand Shands. Seller financing shows up when the lease or the semester gap is the long pole. Diligence here fails on summer more often than on the stadium photo.

Innovation Square and the research overlay are a small professional credit, not a second Shands. Archer Road is the medical spine. 13th Street and University Avenue are the student food spine. Northwest 39th and the newer residential nodes are a flatter HVAC-and-landscape file. Those four streets do not share a multiple.

In 2026 most owner-operated Alachua shops still price on SDE. A medical practice with a second provider or a multi-site campus food group can open EBITDA. We will not apply a “college town” turn to a job that only works when the dorms are full. Transition is local: the Tuesday after finals, the hospital credential, and the campus-edge lease have to survive the handoff. Faculty and clinical labor stay in May. Student labor does not. Put that wage split in the model before anyone tours.

Alachua, Newberry, and High Springs fold here. They are the county’s quieter rooftop file, not a second UF. A buyer who only walked Midtown on a football Saturday will misprice a Newberry route and a Shands-adjacent clinic in the same afternoon. Tallahassee’s capital story does not apply here. Ocala’s horse-country story does not apply here.
