How Broward businesses actually trade — Port Everglades, marine and aviation, FLL, a dense suburb belt, and a buyer pool that sits between Miami trade and Palm Beach wealth.

Fort Lauderdale is a marine and aviation city with a dense Broward suburb wrapped around it. Port Everglades, Fort Lauderdale–Hollywood International, the ICW and New River yards, and the I-95 / I-595 box are the facts. Las Olas is a restaurant row, not the whole economy. What trades here is a file a successor can staff — plus a slip, hangar, lease, or condo rule that still works if a winter week slips. Price a Dania marine shop as if it were a Miami Beach club and you will use the wrong multiple.

This page is for owners and buyers in Broward County — downtown and the Barrier Island, Port Everglades and Dania, the airport box, and the west-county suburbs (Plantation, Davie, Weston, Pembroke Pines, Coral Springs, Coconut Creek). Those cities share this labor pool. Old Hollywood, Pompano, and Sunrise URLs fold here. If the file is Miami-Dade trade or Brickell professional, start with Miami.

Market position — port, river, airport, and a built-out county

Port Everglades moves energy, cruise, and cargo. That supports warehouse, fuel-adjacent, and marine service that is not PortMiami’s Latin American wholesale story and not JAXPORT’s rail-and-Navy story. Buyers who already run a Broward yard understand bridge schedules and hurricane haul-out. Lifestyle buyers do not.

Marine trades — yards, electronics, canvas, brokerage-adjacent service — are a Broward specialty. The transferable asset is wet slips or a yard lease, manufacturer lines, and technicians. A book that is the owner’s captain’s license is personal goodwill.

Aviation around FLL and the executive-field overlay supports FBO-adjacent and auto / fleet work. It is a real payroll. It is not every Davie shop.

West Broward is dense suburban home services and medical. HVAC, landscaping, pool service, and medical practices trade on HOA access and provider bench. The county is more built-out than Hillsborough. Expansion is usually a second location, not a vacant next lot.

Las Olas, the Beach, and downtown are hospitality and professional services with a winter-resident overlay. Show a full year. Boat-show week is not the run rate.

Nova Southeastern and the hospital cluster in Davie / Plantation keep a weekday healthcare and professional payroll west of I-95. Cypress Creek is an office node, not a marina. Hollywood Beach and Broadwalk are a visitor overlay closer to Hallandale than to Weston. Pompano’s fish and marine edge is not Coral Springs HOA density. Those are four files inside one county. The Fort Lauderdale–Hollywood airport box is why some warehouse and rental-car-adjacent shops exist that would not exist in a purely residential suburb.

What actually trades in Broward

Marine and port-adjacent service with assignable yard and vendor terms.

Home services across a dense suburb grid. Concentration on one mega-HOA or one property manager is the risk.

Healthcare — medical, dental, chiropractic — follows the residential and snowbird mix. Payer mix still wins.

Restaurants and hotels on the intra-coastal and A1A. Lease, parking, and flood are the deal. See the restaurant guide.

Professional services downtown and in Plantation / Cypress Creek office nodes.

Do not apply a Miami international-importer multiple to a Coral Springs landscape route. Do not apply an Orlando park multiple to a Port Everglades vendor.

Who buys Broward files

Marine and aviation operators already on the New River or at the port.

Multi-crew home-service owners adding a second Broward density.

Miami groups stepping north for a second box — and Palm Beach operators stepping south. They still underwrite Broward flood and HOA rules.

Inbound buyers who want South Florida without Miami-Dade pricing. Lenders still want deposits that match the return. SBA is common on documented Main Street files.

Main Street is SDE. A multi-site marine or a multi-crew trade group is EBITDA.

Marine files get priced on slip or yard assignment, manufacturer lines, and technicians who stay. West-county trades get priced on HOA access and a second crew. East-side hospitality gets priced on a full year, not boat-show week. In 2026 most owner-operated Broward shops still trade on SDE. A multi-site marine or multi-crew trade group can open EBITDA. Bring the yard or slip lease, flood and wind declarations, HOA or municipal assignment status, and monthly sales against February and August. Diligence here fails on water access and association rules more often than on the Las Olas photo.

Local friction — bridges, flood, HOAs, and municipal desks

Drawbridges and waterfront access are operating facts for marine and some restaurant files. Buyers who have not sat a weekend opening will haircut labor.

Flood, wind, and condo/HOA rules are first-week diligence on anything east of I-95 and many west-county lakes. Deductibles are deal terms.

Broward has many municipal occupational licenses — Fort Lauderdale, Hollywood, Pompano, Coral Springs, and the rest. Assignment is a calendar.

Florida DBPR still governs contractors and health. Qualifying agents do not automatically transfer.

Seasonality: winter residents and boat-show / spring-break weeks help the east. West-county medical and trades are flatter. Show both.

Prepare with the sale-prep roadmap. Split marine vs suburb vs Beach before you pick a number.

Preparing a Broward file

A year out, decide whether you are selling a yard, a suburb route, or a Beach room. Those three files do not share a buyer set. Get the slip, hangar, or storefront assignment in writing. Put a second technician or a GM on the tools so the book is not your cell phone. Isolate boat-show and spring-break weeks so they cannot be annualized.

Six months out, pull flood and wind declarations, condo or HOA rules, and every municipal occupational license you actually use — Fort Lauderdale is not Hollywood is not Coral Springs. If you work both sides of I-95, split the P&L. Buyers will.

On the market, we take the file to marine operators, west-county trade owners, and inbound buyers who already understand South Florida insurance. We do not send a Dania yard to someone who wanted a Las Olas lifestyle shop. Seller financing shows up when the yard lease is short or the technician bench is thin. The license and the water still set the close date.

Transition is local. A New River yard still has to haul out before a named storm. A Weston landscape route still has to keep the HOA board. A Las Olas room still has to hold parking through August. We write those facts into the handoff instead of hoping a Miami buyer already knows Broward.

Earn-outs show up when the captain’s book or the HOA relationship is still personal. They work when the metric is measurable — retained slips, retained associations, or a named account list. They fail when the buyer can starve the yard. We would rather fix the assignment before listing than paper over it at the close.
