A staffing desk whose largest client was one hospital service line was a fourth ticket. Do not price an Evans Street room, a Winterville truck, and a hospital panel as one Pirate photo.

Add four Pitt nouns a Raleigh page would skip: the Town Common as a civic Saturday, the Tar River as a flood fact, Arlington Boulevard as a commercial rent that is not Evans Street, and the Pitt-Greenville Airport as a small overlay. A home game and a hurricane week are spikes — not a run rate.

The teaser names ECU, ECU Health, and Pitt County. It says this is not the South Carolina Greenville. Diligence here fails when a Triangle buyer priced Pitt as cheaper Wake, or an Upstate buyer priced it as the other Greenville.

What a Pirate Saturday does not prove
A buyer who only walked Evans Street after a home game will misprice a Winterville HVAC route and an ECU Health panel before lunch. Campus hospitality is enrollment plus a football overlay. ECU Health is recare, credentialing, and whether staffing already has a second recruiter. Arlington Boulevard retail is a commercial rent that is not Campustown. The Tar River flood week is diligence on some doors and irrelevant on others — name which.
Town Common festivals and a Pitt-Greenville Airport charter weekend are spikes. A hurricane that closed the coastal plain is a named week in the P&L, not a reason to throw out the year. Ayden and Simpson rooftops already share this labor pool; they do not share an Evans Street lease. Farmville invoices, if they exist, belong on the map. If they do not, take them off the teaser.
Hotels on the campus edge need a June occupancy that already survives a quiet session. Construction that only chased one hospital expansion year is a spike, not a crew. Write both in the teaser before anyone tours on a Pirate Saturday.
A Triangle buyer will still try to import a Wake County professional number. An Upstate buyer will still try to import a BMW-and-Main Street number because the city is also named Greenville. Neither number is Pitt County. Write ECU, ECU Health, and the coastal-plain truck as three products. Simpson and Ayden rooftops already share this pool; they still do not share an Evans Street lease, and a hurricane week still has to be a named line in the P&L.
