Sell a Business in Raleigh, North Carolina

RTP at first shift, NC State / Duke / Chapel Hill as three calendars, Cary rooftops, RDU, and why this is not Charlotte banking.

8 min read · Reviewed September 16, 2026

Raleigh underwrites as three research calendars and a rooftop ring, not as a cheaper Charlotte. Research Triangle Park moves badge traffic before Fayetteville Street opens a weekday café. NC State, Duke, and UNC-Chapel Hill keep separate academic clocks. Cary is already density. RDU moves tech and medical travel. WakeMed and UNC Health keep the civilian night payroll.

Durham and Chapel Hill sit on this page. They are not a second Uptown. North Hills, Crabtree, Glenwood South, and Umstead are named local texture. PNC Arena and a Wolfpack night pack rooms that have to stay isolated. A SAS leftover and a life-science overlay add professional demand. Isolate a one-campus or one-RTP-employer book.

If the file is Bank of America, Wells, and an Uptown tower, start with Charlotte. Bridge Point lists Triangle files from Spring Hill. This is not legal, tax, or professional-license advice. Confirm every regulatory question with counsel before you sign. A one-RTP-logo book that cannot name a second park employer is still concentration even when the founder already holds a campus badge. Write Wake, Durham, and Orange as separate desks. Cary rooftops and a Fayetteville Street Saturday still price as different products.

Research Triangle Park is three employers, not one logo

The park and the three universities are the weekday product. IT, consulting, and staffing that already work more than one employer and more than one campus are a real file. A book that lives on one RTP logo, one Duke contract, or one basketball weekend is concentration. Warehouse along I-40 that already speaks a Triangle launch calendar is a product when the shipper file is diversified.

I-40, I-540, and NC-147 box the metro. A “we cover the Triangle” HVAC truck that is really one North Raleigh crew is a coverage story. Durham is the Duke-and-downtown twin. Chapel Hill is the campus town. Cary is the rooftop twin. Those four desks do not share a Fayetteville Street rent.

Raleigh is not Charlotte. There is no bank-tower payroll as the defining file. It is a research park with three campuses and a growing rooftop ring.

Cary density versus a Fayetteville Street Saturday

Cary and North Raleigh rooftops support HVAC, accounting, and neighborhood restaurants that survive a Tuesday in July. Downtown Raleigh and a Wolfpack Saturday are hospitality overlay. Isolate them. A dining room that only looks good when PNC is full is a seasonal room.

RDU travel weeks and move-in weekends stay isolated. Umstead and Glenwood South are named texture. They do not convert a Cary rooftop route into an RTP consulting multiple. North Hills and Crabtree are retail and rooftop overlays, not the park. Wake Forest Road and Capital Boulevard are weekday commercial spines a basketball Saturday cannot replace. A one-campus IT book that only works because a single Duke or NC State department still sends every ticket is concentration. Write the employer, the county desk, and a July Tuesday without a game.

A founder-only campus relationship is personal goodwill until a second person already holds the NC State or Duke doors. Durham and Cary share this buyer pool. They do not share a Fayetteville Street rent.

WakeMed recare after the founder is gone

Healthcare is the durable civilian overlay. Medical practices that already keep WakeMed and UNC patients after the owner is gone are the asset. Provider bench and whether the Triangle suite still books are diligence. See the medical practice guide.

Healthcare buyers look at those panels when patients already call the clinic. They will not pay a Charlotte specialist multiple for a Cary suite. Hospital credentialing belongs in week one on medical books.

Operators already in Cary, North Raleigh, or Durham add a second crew or a second suite. They already know I-40 time and which campus the book actually uses. Inbound Charlotte or Mid-Atlantic owners looking for a cheaper tech desk still underwrite a North Carolina license, a campus assignment, and a Tuesday occupancy the same way a local does. A “the Triangle is booming” slide does not erase a year of receipts that include a quiet summer.

SBA shows up on documented Main Street books when a manager wage is already in the numbers.

July Tuesdays set Triangle seller discretionary earnings

Owner-operated Raleigh shops still price on seller’s discretionary earnings. That is the language for a downtown dining room, a Cary HVAC route, a one-campus IT book, and most accounting suites. You add back owner pay. You do not treat a Final Four week as the year.

EBITDA opens when a diversified consulting book or a multi-site medical group already runs without the founder. Recurring multi-employer work beats a single-campus box. See the valuation guide.

A WakeMed-adjacent clinic is provider bench and recare. A Cary HVAC book that already rolls a lead tech is Wake County coverage and a lead-tech wage. A restaurant that only looks good on a Wolfpack Saturday is overlay.

Earn-outs show up when one campus, one RTP employer, or one basketball month is a double-digit share. Seller financing is common when the assignment file is the long pole. We do not borrow a Charlotte bank multiple for a Triangle truck.

A basketball Saturday near PNC is overlay. A Cary Tuesday in July is the test. Those two weeks do not share a Charlotte bank-tower multiple.

A data room that names Durham separately from Chapel Hill

Raleigh, Durham, Chapel Hill, and Cary are different occupational maps. A Durham license is not a Fayetteville Street receipt. North Carolina contractor cards and Raleigh professional boards renew on different Triangle desks. Qualifying agents do not transfer.

Campus access and one-employer concentration belong in week one. A one-NC-State or one-RTP-logo book is personal goodwill. Basketball and move-in weekends stay isolated. RDU travel weeks stay isolated.

Diligence here fails on a Charlotte buyer who priced Raleigh as cheaper banking more often than on the park photo. Prepare with the sale-prep roadmap. Split RTP versus campus versus Cary rooftops versus downtown rooms before you pick a number.

Name the product: an RTP-adjacent book, a campus contract, a Cary route, or a downtown room. Put a second person on the schedule. Map which campuses and which county desks you actually work — Wake, Durham, and Orange are not one letter.

Then pull every occupational license, the top-ten customer share, and monthly sales that include a quiet summer and a Tuesday that is not a basketball Saturday. If one employer or one campus is a double-digit share, isolate it.

On the market, we take tech books to operators who already understand a park calendar and neighborhood files to trade owners already in Cary. Seller financing shows up when concentration is real. In 2026 most owner-operated Triangle shops still price on SDE. Multi-crew professional and multi-site medical groups can open EBITDA. Transition is local: the badge, the qualifying agent, and the city desk have to survive the handoff.

A buyer who only walked Fayetteville Street on a Saturday will misprice a Cary HVAC route and a Durham IT book in the same afternoon. Charlotte banking is not this page. A quiet Tuesday on I-40 is the file. A basketball weekend is a spike. Campus is overlay. The park is the listing.

Morrisville and the RDU cargo box sit between the park and Cary without becoming either. Apex and Holly Springs are rooftop density that already leak some HVAC and construction books south of I-40. A one-employer IT shop in Research Triangle Park is still concentration if the second logo is a subcontractor on the same badge. Duke’s medical and research calendar is not NC State’s engineering calendar and not Chapel Hill’s town-and-gown lease file. Write which campus the book actually invoices. North Hills is a mixed-use overlay. It does not convert a Cary Tuesday in July into an RTP consulting multiple. PNC Arena lighting is a spike. The park is the listing.

Florida brokerage on a Wake County file

Bridge Point treats Raleigh as RTP, three campuses, and Cary rooftops — not Charlotte banking. The work runs from Spring Hill, confidentially, with Durham named separately from Fayetteville Street.

Frequently Asked Questions

How do you market a Triangle IT book from Florida?

Spring Hill runs the listing. The first call names RTP, which campus the book actually uses, and whether Cary rooftops or Fayetteville Street sit in the P&L.

Why do Charlotte bank comps fail on a Raleigh asking price?

Charlotte is a bank-tower metro. Raleigh is a research park with three campuses. Those payrolls do not share a multiple.

How should Durham and Chapel Hill files be treated on this page?

They list here. A Duke-adjacent IT book and a Cary HVAC route still get different underwriting and different city desks.

What does a basketball Saturday do to a Triangle restaurant multiple?

It is overlay. Compare a Tuesday in July. Game weekends do not rebuild a year of campus or park receipts.

When will SBA underwrite a Raleigh Main Street shop?

When a manager wage is already in the model. One-campus and one-RTP-employer books sit on a slower calendar.

Does a single RTP logo justify a professional-services premium?

Only if the rest of the book is diversified. One employer is concentration. Diversified park and campus work prices better than a single badge.
