If a Charleston buyer prices Falls Park as the Upstate, the letter of intent already has the wrong multiple. BMW’s Spartanburg plant, the I-85 supplier parks through Greer, and Prisma Health write the weekday. Main Street Greenville, the Swamp Rabbit Trail, and the Peace Center photograph. They do not replace a quiet model year at the OEM.

A crew that claims “the Upstate” and only works one Greenville ZIP is a coverage story. Charlotte banking does not set this number. Charleston harbor tourism does not set this number.

Downtown Main Street and Falls Park are hospitality overlay. A festival Saturday and a Peace Center night fill some restaurant rooms. Compare a Tuesday that is not a park weekend. The Swamp Rabbit Trail and Fluor Field are named local facts. They do not convert a Greer HVAC route into a BMW vendor multiple.

Prisma panels, Greer rooftops, and a downtown that photographs

HVAC and construction on Greer, Simpsonville, and Mauldin rooftops price on density and a lead-tech wage already in the books. Accounting suites that follow campus owners trade on whether clients call the firm. A founder-only plant relationship is personal goodwill until a second name already walks the Greer gate.

Furman move-in and a Clemson Saturday are campus noise. GSP moves plant traffic and visitor traffic on the same day. Split those receipts. A downtown dining room that only looks good when Falls Park is full is a seasonal room.

Why Charleston harbor math fails on I-85

Charleston is the Battery, the port, and a tourism calendar. Greenville is an I-85 plant belt with a pretty downtown overlay. Those files do not share a buyer or a multiple. A Charleston operator who wants a cheaper plant desk still underwrites a South Carolina contractor card, an OEM assignment, and a Tuesday occupancy the same way a local does. “The Upstate is booming” is not a substitute for weekly receipts that include a quiet model year.

Charlotte is a bank-tower metro. An Uptown multiple does not travel to a Spartanburg supplier or a Simpsonville truck. We will not borrow either city’s number for an Upstate book.

Inbound owners still close here when licenses clear and a manager or plant lead will stay. SBA shows up on documented Main Street files when that wage is already modeled. One-OEM books sit on a slower capital conversation.

Local operators already in Greer or Spartanburg add a second crew or a second suite. They already know I-85 time and which plant the book actually uses. Healthcare buyers look at Prisma panels when patients already call the clinic. They will not pay a Charleston specialist multiple for a Greer suite.

Quiet model years belong in the asking price

Owner-operated Upstate shops still price on seller’s discretionary earnings. That is the language for a Main Street dining room, a Simpsonville HVAC route, a one-plant staffing book, and most accounting suites. You add back owner pay. You do not treat a Falls Park Saturday as the year.

A Prisma-adjacent clinic is provider bench and recare. A Greer HVAC book that already rolls a lead tech is Upstate coverage you can price once that wage is named. A restaurant that only looks good on a park Saturday is overlay.

Earn-outs show up when one OEM, one launch year, or one festival month is a double-digit share. Seller financing is common when the assignment file is the long pole. We do not apply a Charleston tourism multiple or a Charlotte bank multiple to an Upstate truck.

Spartanburg and Greer share this buyer pool. They do not share a Falls Park rent. A founder who still holds the only plant badge has not put a second name on the Greer gate at BMW or Michelin.

Documents an Upstate buyer will actually open

Name the product in the first paragraph: a plant-adjacent book, a Prisma panel, a Greer route, or a Main Street room. Put a second person on the schedule. Map which plants and which county desks you actually work — Greenville County, Spartanburg County, and the Greer municipal desk are not one letter.

Then pull every occupational license, the top-ten customer share, and monthly sales that include a quiet launch stretch and a Tuesday that is not a park Saturday. If one OEM is a double-digit share, isolate it. South Carolina contractor cards and professional boards do not move because the buyer already works Charleston. Qualifying agents do not transfer.

Diligence here fails on a Charleston buyer who priced Greenville as cheaper tourism more often than on the plant photo. Prepare with the sale-prep roadmap. Split OEM versus Prisma versus Greer rooftops versus Main Street rooms before you pick a number.

Hospital credentialing belongs in week one on medical books. Furman move-in stays isolated. Plant access and launch-year concentration belong in the teaser, not the second addendum.
