The diligence problem in Jacksonville, North Carolina, is a MEU that is gone and a buyer who still booked Duval County by mistake. Camp Lejeune is the Marines’ largest East Coast installation. MCAS New River is a second gate — helicopters, a different badge, a different contractor list. Do not blend them into one post. Do not blend them with Seymour Johnson’s F-15E wing in Wayne County. That fighter-wing file lives on Goldsboro. Price a Sneads Ferry shop as if it were a JAXPORT warehouse and you will use the wrong state, the wrong Navy, and the wrong multiple.

A book that only works because the founder knows one contracting office is personal goodwill.

Buyers who already speak a Lejeune pass — and those who booked Florida

Operators already in Onslow County adding a second crew or a second suite already know which gate the book uses and which deployment stretch the P&L used.

Military-market strategics who already own off-base books at other Marine installations are a better conversation than a Duval County buyer who wants a port. Goldsboro fighter-wing owners still have to underwrite a different service, a different coastal-plain calendar, and a second air station.

Who should not buy. A Jacksonville, Florida, port operator who booked the wrong airport. A Seymour Johnson housing-contract buyer who thinks every North Carolina military town is a fighter wing. A Triangle investor who wants Wake density at an Onslow price. A Topsail tourist who modeled July as twelve months.

SBA works when sales are documented and a manager wage is already modeled. Single-gate or single-deployment-year files usually need more equity and seller financing.
