Scranton is the Lackawanna parent: Steamtown, Viewmont, Clarks Summit, and a different downtown rent. They share a labor pool and an airport in Avoca. They do not share a multiple. We will not flatten Public Square into a Scranton satellite because I-81 looks continuous.
This is not Allentown. There is no I-78-to-the-Hudson township belt as the defining story. It is not Harrisburg. There is no capitol payroll. It is not Philadelphia and not Reading. Close on 81 is a freight fact. It is not a shared metro.

Kingston PA, Pittston, and Hazleton sit on this page
Kingston, Pennsylvania — the West Side, not Kingston, New York — already shares this commute. Forty Fort, Edwardsville, and Wyoming Borough sit in the same rooftop pool. A Kingston PA occupational license is not a City of Wilkes-Barre receipt. Those two desks do not share a Public Square CAM.
Pittston is the warehouse-and-rooftop hinge between the two valley downtowns. Some dock buyers will still try to shop it as a Scranton I-81 annex. Write the Luzerne customer file first. A Pittston door and a South Main café do not share a Saturday.

Do not stamp a Scranton Steamtown multiple on a Public Square shop. Do not stamp an Allentown I-78 multiple on a Kingston PA route. Do not treat anthracite heritage as a going-concern credit.

Diligence in Luzerne fails on parcels and concentration more often than on a coal photograph. Former mine land, subsidence language, and a South Main reuse lease belong in week one of due diligence. City of Wilkes-Barre, Kingston PA, Pittston, and Hazleton write different receipts. Pull every letter before you list.
Geisinger Wyoming Valley recruiting is thinner than Allentown and different from Geisinger CMC in Scranton. Put that wage in the clinic ask. Wilkes-Barre / Scranton International is a small field, not PHL. I-81 toward Binghamton and I-476 toward the Poconos leak some labor. Those minutes are a wage fact.
