The asset that actually transfers in Scranton is a dock and a dispatcher seat on the I-81 warehouse spine, a staffing book that already fills more than one 3PL, or a Clarks Summit clinic that patients still call after the founder leaves. Steamtown and anthracite leftover are heritage. They are not a run rate. Montage Mountain is a ski-and-event overlay on some Moosic rooms. A winter weekend does not rebuild a February dock.

The University of Scranton, Wilkes University, King’s College, Lackawanna College, and Marywood add student overlays. Isolate August and a quiet summer. They are not a Philadelphia eds campus. Dickson City’s Viewmont retail box, Dunmore’s hillside rooftops, and Pittston’s warehouse-and-rooftop hinge already sit in this labor pool. Moosic and the Montage / I-81 belt are a different ticket from Lackawanna Avenue.

Do not borrow those docks multiples without the customer file.

Manufacturing leftover on culm and mine-scarred parcels is a real product when the book is diversified. Week-one diligence on anything sitting on a former mine. Coal leftover is an environmental-and-title overlay. It is not a buyer thesis and not a Pittsburgh leftover-energy downtown. Prepare the file with the sale-prep roadmap.

Scranton’s Steamtown-and-courthouse texture and Wilkes-Barre’s Public Square / South Main reuse do not share a Lackawanna Avenue multiple. They share this buyer pool. Pittston sits between them as a warehouse-and-rooftop hinge.

This is not Philadelphia. There is no city wage tax in the same form and no Delaware River container desk. It is not Allentown. There is no I-78 New York-adjacent township belt as the defining story. Harrisburg’s capitol is a different I-81 exit. Close on the interstate is a freight fact. It is not a shared metro.

City of Scranton, City of Wilkes-Barre, Pittston, Dickson City, and Moosic are different occupational maps. A Clarks Summit license is not a downtown receipt. Montage ski weekends help some hotel and restaurant rooms. They do not annualize a warehouse P&L. A Tuesday in March on the 81 box is the year.

Boxes, rooftop vans, and valley panels

Logistics and staffing. Diversified docks with a second lead are the distinctive weekday product. A file that lives on one Amazon-adjacent Saturday or one retailer DC is concentration. Chassis and a quiet import week belong in the year you show due diligence buyers.

Trades on the hillside and the Summit. HVAC and construction that already open on Clarks Summit, Dunmore, and Kingston rooftops are density plus a lead-tech wage. Recurring service beats a one-phase warehouse build or a single ski-year remodel. A “we cover the Pocono-adjacent valley” truck that is really one Scranton crew is a map, not a company.

Do not stamp a Philadelphia port multiple on an I-81 dock. Do not stamp an Allentown I-78 multiple on a Clarks Summit route. Do not treat coal heritage as a going-concern credit.

How a Wyoming Valley dock gets paid for

Owner-operated valley shops still price on SDE. Multi-building logistics groups and multi-site medical books that already run without the founder can open EBITDA. The valuation guide is the framework. The number follows dispatcher depth and a quiet retailer month, not a coal-photograph.

SBA is usable on documented neighborhood routes and clinics when a manager wage is already modeled. One-tenant docks and mine-scarred title files need more equity and counsel who have seen those parcels. Pennsylvania contractor licenses sit on their own calendar.
