Dock-high doors on I-78, three downtowns, St. Luke’s and LVHN, and why the Lehigh Valley is not Center City Philadelphia or a five-borough file.

Inland docks along I-78 sit between New York’s ports and the Pennsylvania interior. First shift at a dock-high door in Upper Macungie starts while Hamilton Street is still dark. Route 22 and 476 are the other spines. Lehigh Valley Health Network and St. Luke’s keep the civilian night payroll. Bethlehem’s SteelStacks is quiet until a concert. Easton’s circle has not yet taken a Lafayette class change. The file is Allentown, Bethlehem, Easton, and the township warehouse belt: Upper Macungie, Lower Macungie, Hanover, Palmer, South Whitehall, Forks, Emmaus. Harrisburg is the state capital up the Turnpike — mention only.

ABE airport is a small passenger-and-cargo overlay, not Newark. Phillipsburg and Warren County, New Jersey, add a second license on some driver and warehouse books. PPL Center concert nights and Musikfest fill rooms. They do not rebuild a warehouse P&L. Lehigh University in Bethlehem and Lafayette College in Easton are student overlays, not Chan-campus biotech. Steel leftover environmental facts on some South Side Bethlehem parcels belong in week one. They do not belong in a Center Valley dental P&L.

If the file is the Delaware Valley port and eds-and-meds, start with Philadelphia. We use the same buyer discipline we use in Philadelphia or New York. The docks here are inland. I-78 inland docks sit between two ports

I-78 is the product. The Lehigh Valley sits between New York’s docks and the Pennsylvania interior. Warehouse, trucking, and staffing along 78, 22, and 476 are a real book. A file that lives on one retailer, one 3PL, or one building’s tenant is concentration. This is inland logistics. Do not borrow Packer Avenue or Newark–Elizabeth multiples without the customer file.

Leftover manufacturing toward the New Jersey line is a second industrial texture. Bethlehem Steel leftover is heritage, some manufacturing, and a tourism-and-concert overlay at SteelStacks. Concert weekends are spikes. They do not annualize a warehouse P&L.

The Lehigh Valley is not Philadelphia. There is no city wage tax in the same form and no Delaware River container desk. It is not New York. Harrisburg’s state-workforce file is a different Turnpike exit. Reading and the Schuylkill Valley are not this page.

Three downtowns share a buyer pool, not a rent

Allentown, Bethlehem, and Easton are one metro with three downtowns. Allentown’s arena-and-downtown reuse, Bethlehem’s SteelStacks / ArtsQuest overlay, and Easton’s college-and-circle texture do not share a Hamilton Street multiple. They share this buyer pool. They sit on this page.

Restaurants downtown and in Bethlehem need a full year. A Bethlehem restaurant that only looks good during Musikfest is overlay. A PPL Center concert night is a spike. A quiet Tuesday in Emmaus is the borough test.

Warehouse tilt-up along 78 can look like growth. Empty dock-high doors are not EBITDA. I-78 east toward Phillipsburg and I-287 is the New York run. I-476 south toward the Turnpike is the Philadelphia run. Those two highways do not share a Center City multiple.

St. Luke's and LVHN as the weekday payroll

Healthcare — Lehigh Valley Health Network, St. Luke’s — is the durable weekday payroll that is not a dock. Suburban Center Valley and Bethlehem Township medical practices are credentialing files. See the medical practice guide. A Center Valley medical suite is provider bench and recare.

HVAC and construction on rooftop growth in Upper Macungie and Forks price on density and a lead-tech wage. A South Whitehall HVAC book that already leaves South Whitehall without the owner is a Lehigh Valley route, not a founder calendar.

Operators already in Lehigh or Northampton County add a second door or a second clinic. They already know which township desk they work and which New Jersey share actually sits in the book. Logistics and staffing strategics who already sit on I-78 or I-81 still underwrite Pennsylvania licenses, a township desk, and a New Jersey driver or warehouse overlay the same way a local does.

SBA shows up on documented Main Street books when a manager wage is already in the numbers. Single-tenant warehouse deals often sit on a different capital stack.

Township licenses a Center City buyer will miss

Allentown, Bethlehem, Easton, and the townships are different occupational maps. A City of Allentown license is not an Upper Macungie receipt. Phillipsburg and Warren County, New Jersey, add another desk on some driver and warehouse books. Pennsylvania trade tickets and professional boards keep a Lehigh Valley clock that does not follow Center City. A Lehigh Valley qualifying name does not walk into New Jersey.

Warehouse labor and staffing are week-one files. A book that only works because one 3PL keeps the building full is concentration. Shift premiums and turnover belong in the model. Leases on big boxes have assignment, recapture, and tenant-improvement facts. A cheap empty dock is not a company. Musikfest, arena dates, and SteelStacks are hospitality spikes. Isolate them. Diligence here fails on tenant concentration more often than on the SteelStacks photo. Prepare with the sale-prep roadmap. Split I-78 logistics versus township medical versus downtown hospitality before you pick a number.

Empty boxes are not EBITDA

Owner-operated Valley shops still price on seller’s discretionary earnings. That is the language for a Hamilton Street dining room, a South Whitehall HVAC route, a one-account staffing book, and most single-location medical suites. You add back owner pay. You do not treat a Musikfest week as the year.

EBITDA opens when a multi-door logistics company or a multi-site medical group already runs without the founder. A diversified warehouse or trucking book with a dispatcher already on the floor can support that conversation. A one-retailer box cannot. See the valuation guide.

Earn-outs show up when one tenant, one shipper, or one staffing account is a double-digit share. Seller financing is common when the box lease is the long pole. We do not borrow a Philadelphia eds-and-meds multiple or a New York borough multiple for a Route 22 dock.

If the founder still dispatches every load from a pickup, the Lehigh Valley book is still a founder dispatch until a second scheduler owns the I-78 board. Bethlehem and Easton share this buyer pool. They do not share an Allentown arena rent.

Name the product: a logistics box, a clinic, or a downtown room. Put a second person on the schedule. Map which townships and which New Jersey share you actually work.

Then pull city and township licenses, the top-ten customer or tenant share, monthly sales that include a quiet warehouse month, and any New Jersey driver or warehouse facts. If one retailer is a double-digit share, isolate it.

On the market, we take docks to logistics operators and neighborhood files to owners already in the Valley. Seller financing shows up when concentration is real. In 2026 most owner-operated Lehigh Valley shops still price on SDE. Multi-door logistics and multi-site professional groups can open EBITDA. Transition is local: the township desk, the qualifying agent, and the dock lead have to survive the handoff.

A buyer who only walked Bethlehem on a Musikfest night will misprice a Macungie dock and an Easton clinic in the same afternoon. Harrisburg is the capitol — different labor, different buyer pool. The New Jersey line at Easton–Phillipsburg is this labor pool; it is still a second license.

Dorney Park Saturdays and a PPL Center concert night pack rooms that have to stay isolated from a quiet Tuesday in Emmaus. Center Valley’s medical box is credentialing, not a Hamilton Street dining room. A one-retailer tilt-up along 78 is still an empty box if the tenant leaves. Write the township, the shipper file, and a quiet warehouse month. Steel leftover on South Side Bethlehem parcels belongs in week one. It does not belong in a Forks Township HVAC route.
