Who should buy a Delaware Valley book
Operators already in the collar counties or South Jersey adding a second dock or a second suite already know which wage-tax desk they work and which August the campus emptied.
Port and eds-and-meds strategics who already speak a Delaware River terminal or a CHOP credential are a better conversation than a New York Midtown buyer who wants cheaper rent. Healthcare buyers look at University City and Main Line books when a second provider exists.
Who should not buy. A New York five-borough buyer who wants a Midtown commercial-rent story. A Pittsburgh UPMC buyer who wants Allegheny gravity. A Baltimore harbor operator who wants a Key Bridge rebuild multiple. A King of Prussia tourist who priced a University City clinic as an HVAC route.
SBA works when sales are documented and a manager wage is already modeled. Single-terminal or single-department files usually need more equity and seller financing.

They are not Baltimore’s Dundalk gate and not Newark’s container stack. I-95 traffic is a commute fact, not a Midtown commercial-rent-tax story.
