Cone Health writes the civilian healthcare wage in this Piedmont Triad parent file. Piedmont Triad International and the I-40 / I-85 cross write the logistics paycheck every warehouse, trucking, and staffing shop has to live with. High Point Market weeks write the largest overlay in the metro — showrooms, temporary labor, hospitality — not a run rate. Cone mill leftover and a still-running case-goods belt write a thinner industrial wage. UNCG and NC A&T add campus calendars. A dock dispatcher, a clinic manager, and a Jamestown HVAC lead already know those numbers. They will not take an owner draw and call it a salary. This is not Charlotte’s banking story and not Winston-Salem’s Wake Forest-and-tobacco leftover. High Point folds here.

Earn-outs show up when Market week or one shipper is a double-digit share. Seller financing is common when the showroom lease is the long pole. SBA works on documented books after a manager wage is in the model. We will not paste a Charlotte bank-tower multiple or a Winston-Salem tobacco leftover multiple onto a Guilford County truck.

Piedmont listing mistakes

Sellers treat Market week as the run rate. Isolate April and October. Write the dock Friday.

They annualize a FedEx year or a campus Saturday. Isolate those stretches.

They skip the city map. A High Point license is not a Greensboro receipt. Jamestown sits on its own ticket. Winston-Salem is a different leftover.

They invite a Charlotte buyer who priced Elm Street as cheaper Uptown, or a Raleigh buyer who priced it as cheaper RTP. Diligence dies on that slide more often than on the showroom photo. Split PTI logistics, Market hospitality, and neighborhood trades before anyone picks a number.

They leave the founder holding every exhibitor relationship until the tour. If the owner still walks every Market hallway, you are selling a job. Most Triad shops still price on SDE in 2026 because the owner is still the book. Fixable — not a reason to borrow a CLT multiple.

A buyer who only sat in I-40 traffic will still need the Guilford desk named. Transition is local: the qualifying agent, the Market lease, and the hospital credential have to survive the handoff.

Cone Health, the leftover VF / textile-to-logistics wage, and PTI’s FedEx and Honda aircraft overlay still set who can be hired when Market week is dark.
