The buyer who already ran a mill-town vendor in another Carolina county stayed — after a shop-lead wage sat on the P&L and the one-prime year was isolated. That is Burlington: textile leftover and lab-adjacent payroll are the file. A Company Shops photograph is not a multiple.

The same month we opened a staffing book whose largest PO still said one lab campus year, and a Graham HVAC route that already opened without the founder. Alamance Regional kept a third book — a medical practice whose patients did not care about a move-in week. Those three tickets do not share a Main Street rent.

Alamance County context, not a North Carolina contractor, hospital-credential, or municipal-fee opinion. Have Burlington counsel read plant-assignment language and any city desk before you circulate a teaser. Burlington, Iowa and Burlington, Vermont are different states and different files.

What Alamance still pays after the mills thinned

Burlington, Iowa’s river story and Burlington, Vermont’s lake story do not apply; the name collides and the interstates do not.

Mill-town books a successor already opens versus a founder still on every account

Industrial manufacturing and staffing trade when the customer file is diversified beyond one leftover plant or one lab campus and a shop lead already exists. Recurring facilities beat a one-phase overflow.

Healthcare and professional services trade when patients or clients call the firm after the founder leaves. A Graham clinic is a different rent than a Church Street room that only looks good on a Phoenix Saturday.

Hospitality and food downtown and at the Elon edge trade when a full year includes a quiet June and the lease assigns. Move-in stays isolated.

Trades — HVAC — on first-ring rooftops trade when a second lead already opens. Recurring service beats a one-phase mill conversion or a single Mebane retail fit-out.

Do not paste a Greensboro office-park number onto a leftover mill vendor. Do not paste a Triangle lab multiple onto a Graham HVAC route. An Elon Saturday and a lab-campus year stay in their own columns.

Use the sale-prep roadmap. Split mill-adjacent versus neighborhood trades versus Elon hospitality versus hospital-adjacent clinic. SBA can fit a documented shop when a manager or lead-tech wage is already real. Single-prime industrial books often need more equity.

Earn-outs show up when one plant, one lab campus, or one academic term is a double-digit share. Seller financing shows up when the vendor list or the lease is the long pole.

Walk a Graham HVAC route as a third texture. First-ring rooftops, a town desk that is not Burlington’s, and a second lead already opening. Recurring service, not a one-phase mill conversion.

Most owner-operated Burlington shops still clear on SDE. Multi-crew industrial groups and multi-provider practices that already run without the founder can open EBITDA. A hospital-adjacent suite with a second provider can open a stronger conversation when patients already call the practice. A restaurant that only looks good on a Phoenix Saturday is a seasonal room.
