The warehouse sat in Kent, south of the Duwamish, with a customer file that looked fat because one OEM line had been running overtime and a Saturday Pike Place walk would have told a buyer nothing useful. We rebuilt the year around a wet January outdoor week and a hybrid-office Tuesday when the founder’s side IT services invoices into South Lake Union thinned. The inbound buyer who wanted “Seattle tech and a port” left after the first rain calendar. The buyer who already ran a southend door stayed — after a dispatcher wage sat on the P&L and the single-program invoices came out of the run rate. That is Seattle: a Boeing-Amazon-and-port market. It is not an Inland Northwest file and it is not a second Portland.
The same month we opened a Bellevue professional suite whose clients already called the firm, and a Georgetown manufacturing shop whose work lived on one Boeing program. A Belltown hotel that only penciled in cruise season was a fourth ticket. Do not price a Kent dock, an Eastside suite, and a waterfront cruise room as one skyline photo.
Nothing here is a Washington B&O ruling, an L&I registration guide, or a port-assignment opinion. The City of Seattle, Bellevue, and Kent write different receipts. Name the desk that matches the door.
The Kent warehouse a Pike Place Saturday would have overvalued
Boeing and the industrial southend are a weekday manufacturing and supplier fact — Everett to the north, Renton and the Duwamish to the south. Manufacturing, staffing, and trades that sit on one line or one program are concentration. A work-stoppage or a program gap is a spike. Isolate it. This is not a software multiple and not a Pike Place multiple. Paine Field and the Everett corridor are a different commute than I-5 to SODO.
Amazon and the remaining downtown / South Lake Union campus overlay support IT services, staffing, and a lunch-and-services belt that still has to survive hybrid attendance. Badge counts are diligence. A vendor book that only worked at 2019 occupancy is a 2019 file. The Eastside — Bellevue, and the professional rooms that already share that labor pool — is wealth, software, and a different rent. Bellevue folds here. It does not share a SODO dock. Redmond sits in the Eastside fold when the book already shares Bellevue’s pool. It does not get its own page.
The seaport — Harbor Island, the Duwamish, and the Northwest Seaport Alliance overlay that Seattle shares with Tacoma — is warehouse and trucking. Seattle’s downtown towers are not Tacoma’s Tideflats. A book that is truly Tacoma-terminal should start on the Tacoma page. Do not average them because the alliance has one brand. Sea-Tac cargo is an overlay, not the Duwamish. Tukwila and the southend warehouse belt are a different rent than Pioneer Square.
Rain and I-5 are operating facts. Outdoor construction, HVAC, and a lot of service routing slow in the long wet season. That is not Spokane’s dry-side winter, and it is not Phoenix. Drive time on I-5, I-405, and I-90 to the Eastside is a wage. I-405 is a wage, not a labor plan. I-90 to the Eastside is a different commute than I-5 to Everett.
Seattle is not Spokane. The Inland Northwest is a different air base and a different climate. Seattle is not Portland. Oregon’s no-sales-tax story and the Nike / Intel overlay sit south. Seattle is not Bremerton. A ferry ride is not a King County badge count.
Add four King County nouns a Kitsap page would skip: the University of Washington as a weekday campus overlay, Ballard Locks and the ship-canal trades as a smaller working-waterfront file, T-Mobile Park as a Saturday spike, and Alki / West Seattle as a resident texture that is not Harbor Island.

Bellevue folds; Tacoma and Spokane keep their own desks
This page is the Seattle metro — Seattle, the south-King industrial box, and the Eastside. Bellevue folds here. Renton, Kent, and the Boeing-adjacent southend sit in this map when the book already shares it. Those places share this buyer pool. They do not share a Harbor Island rent.
Tacoma is the Tideflats, the Port of Tacoma, and JBLM — start with Tacoma. Spokane is Inland Northwest and Fairchild — start with Spokane. Bremerton is Puget Sound Naval Shipyard and a Kitsap ferry peninsula — start with Bremerton. I-5 does not make Tacoma this page. I-90 does not make Spokane this page. We will not fold the Eastside into a Tideflats URL.
SODO and Georgetown are industrial. Capitol Hill and Ballard are resident. Bellevue is Eastside professional. Those three do not share a cruise-week multiple.
B&O, L&I, and a wet-season wage
Washington B&O tax is a first-week model fact. It is not Oregon sales tax and not California gross receipts. City of Seattle business licensing is not a Bellevue receipt and not a Kent receipt.
L&I contractor registration and professional licenses sit on their own calendar. Qualifying individuals do not automatically transfer. Prevailing-wage history on public work belongs in the file when it is in the book.
Rain-season labor is diligence on outdoor trades and some routing businesses. A summer-only P&L is a seasonal file. Indoor shops still pay the wet-season wage to keep people. A program gap at one OEM and a full HVAC Tuesday in Shoreline can sit in the same county — write both into the book.
Port, OEM, and campus contracts often have assignment and insurance-minimum language. A handshake on the Duwamish or in a Boeing supplier meeting is not an asset.
SBA can fit a documented Main Street shop when a manager or lead-tech wage is already real. Waterfront and single-OEM books often need more equity.
Use the sale-prep roadmap. Split industrial versus Eastside versus downtown before anyone names a number.
Earn-outs show up when one OEM, one campus, or one cruise quarter is a double-digit share. Seller financing shows up when the lease or the program file is the long pole. A Spokane dry-side multiple or a Portland tax-story multiple does not belong on Harbor Island.
If the founder still dispatches every southend stop and still holds the only campus badge, the southend book is still one campus badge until a named dispatcher is on the roster.

A buyer who only walked Pike Place on a Saturday will misprice a Kent dock and a Bellevue clinic-adjacent book in the same afternoon. A dark January Tuesday in South Lake Union is the office-services test. Fremont and the ship-canal trades are a smaller working-waterfront file. A buyer who only sat in rain on Aurora will still need the B&O and the qualifying individual named before anyone signs.
