Seattle buyers drive north on I-5, photograph the widebody plant, eat on the waterfront, and decide Everett is cheaper South Lake Union with a Navy pier. That Saturday is the miss. Boeing Everett and Paine Field run a program-and-rate calendar the Future of Flight gift shop never shows. Naval Station Everett is a homeport overlay with deployment and PCS cycles. The Port of Everett is a working waterfront. Marysville folds here because the crews already share I-5 and State 529. We do not pretend a Tulalip weekend is a Paine Field Tuesday. A quiet Mukilteo midweek, a rate-cut year, and an HVAC route in Lake Stevens that never sees a ship deployment are the file.

Naval Station Everett is the homeport overlay — a waterfront gate, a ship calendar, and an off-base services belt that feels deployment and PCS cycles. Auto repair, food, housing-adjacent trades, and a layer of staffing are real when the book is more than one ship or one office. A founder who is the only person with base access is a transition file.

Widebodies, a homeport, Snohomish rooftops

Snohomish County labor is the third fact. Everett is the county seat and the industrial job center. Marysville is rooftops, Tulalip-adjacent hospitality, and a flatter retail-and-trade file. Lake Stevens and the US-2 edge are bedroom density. Arlington and Smokey Point are industrial and a different rent. Those textures do not share a Navy-pier multiple.

A buyer who only compared Everett to “north Sound industrial” still has to underwrite a Snohomish County desk and a federal-work clause that may not assign.

Program badges, a Navy pass, two city tickets

Everett and Marysville do not share one occupational receipt. A Marysville license is not a waterfront ticket. Qualifying agents for Washington contractor licenses do not ride along because the vans already know I-5. Boeing program language, Navy base access, and insurance minimums belong in week one of diligence.

A Paine Field or homeport badge that still lives in the founder’s name is a person until a second person already clears that gate. Assignment language on federal work belongs before a tour. Providence credentialing is its own calendar. Diligence here fails on a Seattle buyer who priced Snohomish as cheaper SLU more often than on the plant photo.

Order the Snohomish book while the line is between shipsets

While the plant is between rates, decide whether you are selling a Paine Field supplier book, a homeport service file, a Marysville rooftop route, or a waterfront hospitality room. Staff a second dispatcher or shop lead. Split monthly sales so a rate-cut year, a Tulalip weekend, and a quiet Lake Stevens Tuesday can be read apart. Pull badges, occupational licenses, and the top-ten customer share before anyone tours on a perfect Future of Flight Saturday.

Use the sale-prep roadmap as a working list. On the market, docks go to operators who already understand a program calendar. Marysville trades and clinics go to owners already in this county. Transition is local: the badge, the qualifying agent, and the Snohomish desk have to survive the handoff.

Operators already in Snohomish adding a second crew already know I-5 time and the difference between Mukilteo and Smokey Point. Inbound aerospace and Navy buyers show up because the widebody plant and the homeport photograph well. They fold here because the crews already overlap. Providence Regional keeps a civilian clinic demand. I-5 time to Seattle is underwriting, not a multiple. A quiet Tuesday in Marysville is the file. Program badges and a Navy pass belong in week one, not after a plant-gate tour.

Paine Field’s commercial passenger overlay is not the widebody line. Mukilteo’s ferry queue is a labor fact for some west-side routes. A shipset-gap Tuesday in the warehouse district is the test. Seattle rent stays south of the Snohomish line.
