A Gorst bay, Puget Sound Naval Shipyard, and Kitsap ferries — how Bremerton trades without a Seattle tech or Tacoma Tideflats multiple. Yard badge first.

The auto-repair bay sat in Gorst, on the south-shore approach, with a customer file that looked fat because one hull was in the water at Puget Sound Naval Shipyard and a sunny ferry Saturday had stacked walk-off covers the founder also billed downtown. We rebuilt the year around a midweek between availabilities and a week the Washington State Ferries run cancelled. The inbound buyer who wanted “cheaper than Seattle with a view of the Sound” left after the first badge map. The buyer who already cleared a yard gate stayed — after a second-cleared-lead wage sat on the P&L and the single-hull invoices came out of the run rate. That is Bremerton: a Puget Sound Naval Shipyard and Kitsap ferry market. It is not Seattle tech and it is not Tacoma’s Tideflats-and-JBLM file.

The same quarter we opened a Pacific Avenue restaurant that only penciled on a weekend walk-off, and a St. Michael-adjacent medical panel whose patients already called the clinic. A Silverdale HVAC route that already opened without the founder was a fourth ticket. Do not price a yard vendor, a ferry-downtown room, and a Port Orchard rooftop crew as one Colman Dock photo.

Nothing here is a federal-clearance opinion, an L&I guide, or a ferry-operations ruling. The City of Bremerton, Port Orchard, and unincorporated Kitsap write different receipts. Match the desk to the door.

The Gorst bay a sunny ferry Saturday would have mispriced

Puget Sound Naval Shipyard is the distinctive industrial product. Overhaul, intermediate maintenance, construction and trades that already clear a yard badge, staffing that follows an availability, and vendor shops that only work when a hull is in the water are a calendar. A book that lives on one ship, one availability, or one prime subcontract is concentration. Security clearance, badging, and novation language belong with counsel in week one. A funding gap or a delayed docking is a spike. Isolate it. This is not a Seattle campus badge count and not a Tacoma terminal chassis file. Write the yard, not “Puget Sound defense” as a slogan. PSNS & IMF on Sinclair Inlet is the named desk.

Naval Base Kitsap — Bangor and Keyport — is the second gate. Submarine and undersea-systems overlay, a different commute, and a different badge desk. A founder who is the only person who can clear both gates is a transition file. Do not fold Bangor into a Bremerton restaurant P&L. Do not fold this page into Tacoma because JBLM is also a base.

Washington State Ferries is the labor and visitor spine to Seattle — not I-5 and not a Tacoma Tideflats gate. A book that only works because commuters walk off Colman Dock into a Seattle job is a leak, not a Seattle multiple. Ferry cancellations and a late boat are ops. Hotel rooms and downtown restaurants that lean on a weekend walk-off are a spike.

Silverdale and the Kitsap Mall box are trip retail and rooftop density. Port Orchard is the south-shore trades and municipal overlay. Poulsbo is a north-end Scandinavian-and-visitor leak, not the run rate of a Gorst auto shop. Downtown Bremerton and the waterfront walk are a different rent. Those four textures do not share a yard-gate multiple.

Healthcare — St. Michael Medical Center and the remaining independent panels — keeps weekday medical demand that does not depend on an availability. Provider bench still wins. It is not a yard availability.

Bremerton is not Seattle. There is no Amazon campus and no Eastside software rent. It is not Tacoma. There is no Port of Tacoma container story and no JBLM as the defining public-sector overlay. Downtown Seattle does not fold here because a ferry ride is not a badge count.

Add four Kitsap nouns a King County page would skip: Olympic College as a weekday rental overlay, the Warren Avenue Bridge as the downtown commute pinch, Manette as the east-side neighborhood texture, and Evergreen Park / Illahee as the north-shore residential box. SR 3 and Tracyton are peninsula spines. They are not I-405.

Seattle is Boeing, Amazon campuses, and an Eastside fold — start with Seattle. Tacoma is the Port, the Tideflats, and JBLM — start with Tacoma. This is not the Northwest Seaport Alliance conversation. If the book is actually Tacoma Tideflats or a Harbor Island dock, it belongs on those pages. Do not mix a shipyard with a container terminal to chase a Puget Sound URL.

A buyer who only rode the ferry on a sunny Saturday will misprice a Gorst auto shop and a Silverdale clinic in the same afternoon. A quiet midweek between availabilities is the file. PSNS is a badge file. The ferry is a commute. Neither is South Lake Union.

Yard badges, ferry cancellations, and three city desks

The City of Bremerton, Port Orchard, and unincorporated Kitsap / Silverdale are different occupational maps. A Poulsbo license is not a Bremerton receipt. Qualifying agents do not automatically transfer.

Washington contractor and professional licenses sit on their own calendar. Federal work, facility clearances, and subcontract novation belong with counsel in week one. A founder-only badge is a deal point.

Yard availabilities and PCS cycles are the first slide on anything that lives on a gate. Isolate a docking year. Isolate a quiet stretch between hulls. A one-ship book is not a run rate.

Ferry reliability is ops for downtown rooms and for labor that still badges in Seattle. It is not a reason to apply a King County multiple. Confirm this is Kitsap, not King County.

SBA can fit a documented shop when a manager wage is already real. Clearance-heavy books often need more time, not just more equity.

Use the sale-prep roadmap. Split yard-adjacent versus Silverdale rooftops versus downtown ferry rooms before anyone names a number.

Earn-outs show up when one availability, one prime, or one PCS cycle is a double-digit share. Seller financing shows up when the badge file or the lease is the long pole. A Seattle tech multiple or a Tacoma port multiple does not belong on a Kitsap truck.

If the founder still is the only person who can clear the yard, you are selling a job until a second badge is on the schedule.

The teaser names Puget Sound Naval Shipyard, Kitsap ferries, not Seattle tech, not Tacoma’s port. Diligence here fails on founder-only badges and “it’s basically Seattle” more often than on a ferry photo.

SR 16 toward Tacoma leaks some labor; the ferry leaks some other labor toward King County wages. Those two leaks belong in the model before the first tour. A buyer who only sat in yard traffic still needs the gate named before anyone signs.
