Texas State calendars, Kyle rooftops, and a Square Tuesday — how Hays County files price without Austin’s Sixth Street Saturday or a Capitol multiple.

The restaurant we rebuilt on the Square had a year that looked like Austin spillover because Texas State move-in, two home football Saturdays, and a river-tube weekend had been stacked into the same twelve months. A Domain buyer who wanted “cheap I-35 hospitality” treated San Marcos as a farther South Congress and walked when we isolated May and asked for a Tuesday that was not a Bobcat home game. The buyer who stayed already ran a campus calendar. They wanted a lease a successor could hold after graduation week, CHRISTUS / Central Texas Medical Center recare that was not the file, and proof the room still worked when the tubes were closed. That is San Marcos. It is not Austin.

The same quarter we opened a Kyle HVAC route whose rooftops already left without the owner, and a Hopkins Street medical suite whose patients called the clinic after the physician was off. An outlet-mall retail book that only penciled on a holiday Saturday was a fourth ticket. Do not price a Square dining room, a Kyle van, and a Tanger weekend as one Sixth Street slide.

Bobcat weeks, outlet Saturdays, and a river that is not the book

Hays County’s transferable product is a year-round resident-and-county-seat book that already opens when students leave, a clinic panel that holds, or a trade route on Kyle rooftops that does not need Rainey Street. Texas State University is enrollment, a student hospitality belt, and a calendar that packs the Square in August and thins in some Mays. Isolate move-in, commencement, and a home Saturday at Bobcat Stadium. They are spikes. This is not UT’s Drag and not a Capitol payroll.

San Marcos Premium Outlets and Tanger are a real trip-retail overlay. They help some rooms. They do not set a Domain multiple. A book that lives on one holiday Saturday or one bus-tour weekend is concentration. Hotel rooms along I-35 need a midweek in September, not only a graduation night. Staffing that already fills more than one outlet or one campus facilities week is a product. One PO is not.

Owner-operated Hays County shops still price on SDE. A multi-door hospitality or multi-crew trade group that already runs without the founder can open EBITDA. The valuation guide is the frame. The number follows a May Tuesday, not a river photograph.

The I-35 campus city, not Sixth Street and not Waco

San Marcos is a Hays County campus-and-outlet city on I-35 between Austin and San Antonio, with the San Marcos River and Spring Lake as local texture. Austin is the Capitol, UT, and the Samsung–Tesla corridor. There is no Rainey Street as the product here. Temple is a different I-35 hospital city. Waco is Baylor. College Station is a different A&M campus desk. Tyler is east Texas.

New Braunfels sits south as a Comal / Gruene overlay. It is mention. It does not fold onto this page as a second downtown. A “we cover the I-35 corridor” truck that is really one San Marcos van is a route.

Do not stamp an Austin Domain multiple on a Square shop. Do not stamp a College Station campus multiple on a Kyle route. Do not treat a Bobcat Saturday as twelve months.

Student May, outlet CAM, and a wage that leaks north

Due diligence on Hays County files fails on the academic calendar and the Austin-as-comparable story more often than on a river photo. City of San Marcos and Kyle write different receipts. Pull every letter. Texas contractor licenses and TABC on food-and-beverage sit on their own calendars. A qualifying name in San Marcos does not walk into Kyle because the vans already know I-35.

CHRISTUS / CTMC recruiting is thinner than Austin’s downtown hospital belt. Put that wage in the clinic ask. SBA still finances documented neighborhood routes and clinics when a manager wage is already modeled. One-semester hospitality books and one-outlet landlord files need more equity.

Seller financing appears when the campus lease or the outlet assignment is the long pole. Earn-outs show up when one move-in month, one home Saturday column, or one holiday outlet week is a double-digit share. If the founder still opens every Square night, you are selling a job until a second manager is already on payroll.

A lifestyle buyer who tubed the river on a Saturday and decided San Marcos is a visitor town will overpay for a dining room and underpay for a Kyle trade shop. A May empty week is the file. A Bobcat Saturday is a spike.

How a Bobcat-and-rooftop packet leaves I-35

We take Square hospitality to operators who already understand an academic calendar, Kyle trades to owners already on Hays rooftops, and clinic panels to buyers who have hired into a thinner I-35 bench. Industry-first outreach starts with the May week, not a river slide.

Name the product: Square room, outlet retail, Kyle route, or Hopkins Street panel. Isolate move-in, commencement, and the tube weekend. Write Hays County on page one so an Austin buyer does not waste a tour. A coverage claim has to name the actual city desk.

Inbound Austin and San Antonio buyers still have to underwrite Hays licenses and a labor pool that leaks toward Travis overtime. Those minutes are a wage fact. They are not a Sixth Street multiple.

Spring Hill on the Square, not Rainey Street

Hays County campus files are written from Spring Hill, Florida. There is no Square storefront. We already treat Austin, Temple, and College Station as separate essays. We will not flatten San Marcos into a Capitol satellite because I-35 looks short.
