Austin is not Dallas. Dallas is DFW and Collin campuses. Austin is Capitol, UT, and chips. If the file is DFW campuses and finance, start with Dallas.
Austin is not San Antonio. The bases and the River Walk are an hour south and a different buyer pool. Austin is not Houston. There is no Ship Channel here.
A buyer who only compared Austin to “the other I-35 city” still has to underwrite a Travis, Williamson, or Hays desk and a fab clause that may not assign.
Three county tickets, a fab badge, a Sixth Street lease
Travis, Williamson, and Hays do not share one occupational desk. A Kyle license is not a Rainey Street ticket. Qualifying agents for Texas contractor licenses do not ride along because the vans already know I-35. Fab badging, agency procurement clauses, and entertainment leases belong in week one of diligence.
If the founder still holds the only Samsung or agency relationship, the Travis book is still one Samsung hallway until a Round Rock lead is on the roster. Staff a second lead. Split monthly sales so a festival week, a session year, and a quiet Buda Tuesday can be read apart. Pull badges, occupational licenses, and the top-ten customer share before anyone tours on a perfect ACL Saturday.
Use the sale-prep roadmap as a working list. On the market, tech books go to operators who already understand a fab calendar. Williamson trades and clinics go to owners already in this metro. Transition is local: the badge, the qualifying agent, and the county desk have to survive the handoff.
