McLennan County sits on I-35 between two larger metros. It is not a Dallas suburb and not an Austin tech corridor. Magnolia and the Silos are a visitor spike inbound buyers treat as inventory. If the only volume is a bus Saturday, you are selling a tour until a second name holds the keys.

Hewitt, Woodway, Robinson, Bellmead, Lacy Lakeview, and the Highway 6 box already share this labor pool. Baylor Scott & White Hillcrest, the Brazos, Dr Pepper heritage, and Waco Regional Airport (ACT) are local facts. SpaceX’s nearby presence is a rumor some buyers arrive with; write what the file actually sells, not a headline. Killeen is Fort Cavazos. Do not flatten them because both sit in Central Texas.

Magnolia, the Silos, and Fixer Upper tourism are a visitor overlay. Hotel, restaurant, and retail rooms that only look good on a weekend the buses are full are a spike. McLennan between two metros, not either multiple

A “we cover Central Texas” construction or HVAC truck that is really one Waco crew is a map, not a company. Due diligence here fails on a buyer who priced McLennan as a Collin County satellite — or as a Silos souvenir town — more often than on the plant photo.
