Payday retail on Sunset Avenue, trucking that feeds the plant, and warehouse overflow all swell in those months. Isolate them. A year that only looked fat because the floor ran six days is not a run rate. QVC’s remaining fulfillment leftover and the older tobacco-and-rail stack add a second industrial pulse — carton weeks, not engine weeks — that has to sit on its own line. Buyers who treat I-95 as a Wake discount

Raleigh owners hunting “cheap eastern Wake” overpay for the wrong thesis. They import a North Hills rent, a Wake contractor bench, and an RTP vendor story. Rocky Mount is not that labor pool. They still have to underwrite a North Carolina qualifying agent, two municipal occupational maps, and a plant-concentration file the way a local does. Two years of weekly sales that include a quiet engine week beat a slide that says “I-95 upside.”

Greenville owners who treat this as a second Pitt desk make the other mistake. There is no Pirate Saturday and no ECU Health density here. Wilson buyers who already priced Bridgestone still need this engine campus named as a different overlay — tire rubber is not diesel assembly.

Engine-vendor and I-95 logistics strategics belong when concentration is honest and a second customer already exists. They are a better conversation than a Triangle buyer who wants a warehouse multiple because the interstate photograph is pretty.

A lifestyle buyer who walked the mill district on a Saturday and decided Rocky Mount is “the next Durham” will overpay for a dining room and underpay for a Nashville HVAC route in the same afternoon. Send that person the monthly file, not the rendering.

Two county desks, a plant badge, and a Tar River lease

Rocky Mount straddles Nash and Edgecombe. A Nash privilege license is not an Edgecombe receipt. Nashville’s town desk is a third ticket. Sharpsburg and Battleboro sit on their own rooftop files. Wake and Pitt counties are not this occupational map. Pull every letter six months before you list — city, both counties, and any ABC or health permit on a food room.

North Carolina trade tickets and professional boards keep separate Nash and Edgecombe clocks. Qualifying agents do not ride along with the stock. Earn-outs show up when one Cummins program, one I-95 shipper, or one leftover fulfillment lane is a double-digit share. The local reason is the diesel cycle: a buyer will not pay a stacked overtime year as if it were perpetual. Write the earn-out around a quiet plant stretch, not around a hope that the next Class-8 year looks like the last one.

Seller financing is common when the two-county license map, a mill-district lease, or a vendor-list transfer is the long pole. A note also shows up when the buyer is a Nash operator who can run the floor but cannot clear a full SBA down payment on a plant-adjacent box. Holdbacks belong on receivable quality, warranty work, and any environmental open item on an old warehouse.
