Neither does a South Lake Union badge count.

What changes hands is a Capitol-adjacent accounting or consulting book that still works after a short session, a Lacey HVAC route that already opens without the founder, and a medical suite that patients still call after the founder leaves. Lobby weeks help some lunch rooms. They are not a run rate.

The Capitol and the South Sound grid, not Pioneer Square and not the port

Washington’s state capital is a weekday professional product — the Legislative Building, agencies, and the accounting, insurance, and consulting books that sit on a biennium and a session calendar. A book that lives on one agency facilities number or one budget cycle is concentration. A short session, a special session, or a hiring freeze is a spike. Downtown Olympia and the Westside are not Pioneer Square and not a Bellevue professional rent.

South Sound is the labor and rooftop map — Lacey, Tumwater, and the I-5 exits that already treat Olympia as the commercial city. HVAC, construction, retail, and medical on that grid are resident files. A “we cover Puget Sound” truck that is really one Lacey crew is a map problem. This is not Seattle’s Eastside and not Tacoma’s Tideflats.

This is not Seattle tech. There is no Amazon campus here and no Boeing line. A Tumwater resident who used to commute north does not turn an Olympia shop into a South Lake Union vendor book. Do not borrow a badge-count multiple.

This is not Tacoma’s port. The Northwest Seaport Alliance terminals and the industrial waterfront sit north. JBLM is a Tacoma-adjacent overlay; some Thurston vendors already work it. Name that contract. Do not stamp a Tideflats multiple on a Capitol professional suite or pretend Olympia is the port city.

Evergreen State College is a smaller campus overlay, not UW. Providence St. Peter keeps a weekday medical payroll that does not wait on a lobby week. Budd Inlet and Percival Landing are visitor-and-resident rooms. A Saturday on the water is not a run rate.

Olympia is not Seattle. King County B&O at Seattle volume, Boeing, and the seaport alliance sit north. Olympia is not Tacoma. The Tideflats and JBLM’s center of gravity sit north. This is a capital desk and a South Sound rooftop market.

Session books, Lacey rooftops, and Westside rooms
