Melbourne is a defense-and-rooftop market on the Space Coast, not a suburb of the theme parks. Patrick Space Force Base, the NASA / Kennedy Space Center contractor belt, U.S. 192 toward Orlando, and Palm Bay’s residential grid are the facts. Port Canaveral and Cocoa Beach are a cruise-and-visitor overlay. What trades here is a file a successor can staff when a launch week or a park-commute Saturday is quiet. Price a Palm Bay HVAC company as if it were an I-Drive hotel and you will use the wrong multiple.

Local multi-crew owners adding a second Brevard box. They already know the causeways and the base calendar.

Defense-adjacent operators who can hold a relationship that actually assigns.

Orlando trade owners stepping east for density. They still have to staff locally, not from I-Drive.

If the founder still holds every base badge, you are selling a job until a second credentialed person is on the schedule. Put that wage in the model now. Cocoa and Rockledge share this buyer pool. They do not share a Cocoa Beach weekend. A launch-less stretch belongs in the book the same way a storm week does. Satellite Beach and Cape Canaveral are the visitor overlay. Palm Bay is the density. Do not blend them into one Space Coast multiple. West Melbourne industrial and Eau Gallie dining are two files. A 192 commute is labor leakage, not an Orlando multiple. We will not apply a launch weekend to a twelve-month P&L. Transition is local: the gate credential, the 192 drive to Orlando labor, and the August GM have to survive the handoff.

Titusville, Cocoa, Rockledge, and West Melbourne fold here. They share this buyer pool. They do not share a beach-strip multiple. A file that only works when the cruise ships are in is not yet a company. SR 528 and I-95 are the weekday spine, not A1A.
