How Treasure Coast businesses actually trade — I-95 growth, Tradition and spring training, Fort Pierce’s older port-and-ag file, and a buyer pool that is not Palm Beach wealth.

Port St. Lucie is a growth-and-rooftop market on the Treasure Coast, not a cheaper West Palm and not a second Orlando. I-95, Tradition, the Mets’ spring-training overlay, and a long suburban grid are the facts. Fort Pierce is the older port-and-county-seat file. Stuart and Vero are smaller coastal towns. Mixing those into one “I-95 multiple” is how deals die in diligence.

Fort Pierce is the historic port, downtown, and a more agricultural and working-waterfront file. It is not Tradition. Leases, flood, and a different customer mix belong in the book.

What actually trades on the Treasure Coast

Who buys Treasure Coast files

Flood and wind on the intra-coastal and Fort Pierce waterfront are first-week files. Inland Tradition is a different policy.

Florida DBPR still governs contractors and health. Qualifying agents do not automatically transfer.

Prepare with the sale-prep roadmap. Split PSL vs Fort Pierce vs Stuart/Vero before you pick a number.

How these files actually price

A Tradition or newer-HOA trade route that already opens without the founder is density and access — the vendor list is the asset. A Fort Pierce downtown or waterfront room is lease, flood, and a quieter summer. A Stuart professional book is credentialing and whether clients call the firm after the founder leaves. Vero sits farther north with its own insurance stack. Spring training helps a few rooms. It does not replace August.

Earn-outs show up when one builder is a double-digit share. Seller financing is common when the rooftop spike is still rolling off. We will not apply a Worth Avenue or Boca office multiple to a PSL truck. Palm Beach buyers who step north still have to underwrite this labor and this deductible.

If the founder still dispatches every HOA stop, you are selling a job until a lead tech is on the schedule. Put that wage in the model now. Jensen Beach is a quieter waterfront file, not a second Tradition. Indian River’s desk is not St. Lucie’s. A builder-heavy 2024–2025 year has to be isolated or the multiple is a construction cycle, not a company. Convert verbal HOA work to written accounts before anyone tours. Fort Pierce’s port-and-downtown texture is why some buyers look here who would not look at a Tradition café. Stuart professional shops need a second person the clients will call. Vero’s insurance stack is not PSL’s. Three counties means three desks in week one. Tradition HOA access can set the close the way a Fort Pierce waterfront lease can. A quiet August in Martin County is not a failed file if you showed the year. It is the year. I-95 is the weekday spine. A Mets-week restaurant is an overlay. Do not blend Fort Pierce, Tradition, and Stuart into one Treasure Coast multiple.

Preparing a Treasure Coast file

A year out, decide whether you are selling a PSL route, a Fort Pierce shop, or a Martin professional book. Put a lead tech on the schedule. Convert verbal HOA work to written accounts.

Six months out, pull the licenses for every county you actually work, insurance declarations, and monthly sales that include a quiet summer. If one builder is a double-digit share, isolate it.

On the market, we take growth-trades to operators already on I-95 and older downtown files to buyers who understand Fort Pierce. Seller financing shows up when the builder spike is real. Diligence here fails on concentration more often than on the spring-training photo.
