The historic district is tourism, Flagler College, and a pedestrian retail-and-restaurant grid. St. George Street, the bayfront, and the inn cluster live on visitation by month. Summer and spring holidays help. September and a random Tuesday in January are the test. Historic architectural review can refuse a sign, a use, or an assignment the way a condo board can.
St. Augustine Beach and Vilano are A1A hospitality, hotels, and a flood stack that the inland district does not fully share. Parking and seasonality are first slides.
World Golf Village is a different product — golf, residential amenity, and I-95-adjacent commercial that looks more like a suburban node than a colonial street. Do not blend it into a horse-and-carriage multiple.
Flagler College and the hospital / medical nodes keep a weekday payroll that does not depend on a cruise-from-nowhere story. St. Augustine does not have Jacksonville’s port or Mayport. It does have a visitor machine Jacksonville’s Southside does not.
I-95 and US 1 tie labor to Jacksonville. That is a commute, not a shared industry. We will not apply a Blount Island multiple to a Cathedral Place inn.
What actually trades in St. Augustine

Flood and wind on A1A and some bayfront product are first-week files. Inland US 1 and World Golf Village are a different policy.
Florida DBPR still governs contractors, lodging, and liquor. Qualifying agents do not automatically transfer.
Nights of Lights and spring break are spikes. Isolate them. Flagler’s academic calendar moves some rooms. It does not replace August.

A St. George Street restaurant or inn that only looks good in March is a seasonal room. A Beach hotel is occupancy, parking, and flood. An HVAC route outside the district that already opens without the founder is density and a lead-tech wage.
Earn-outs show up when Lights season or one inn cluster is a double-digit share. Seller financing is common when the historic lease or the flood file is the long pole. We will not apply a Jacksonville port multiple or a Daytona Speedway multiple to the colonial district.
If the founder still works every Saturday on St. George and every dark Tuesday, you are selling a job until a GM is on the schedule. Put that wage in the model now. Vilano and St. Augustine Beach fold here. Ponte Vedra does not — that URL already points at Jacksonville.
Preparing a St. Augustine file
A year out, decide whether you are selling a district inn, a Beach room, or a residential route. Get historic-board or landlord assignment in motion. Put a GM or lead tech on a Tuesday in September.
Six months out, pull flood facts for Beach and bayfront product, both municipal licenses, and monthly sales that include a quiet month and Lights. If one holiday week is a double-digit share, isolate it.
