Houston transfers a Ship Channel badge, a TMC credential, or a Katy route — port tonnage and a medical campus the size of a town, not Dallas air.

The transferable asset in Houston is a Ship Channel plant or terminal badge a successor can keep, a Texas Medical Center credential patients already call, or a Katy lead-tech who starts the trucks without the founder. Port Houston, the Houston Ship Channel, the midstream and petrochem belt, the Texas Medical Center, and George Bush Intercontinental cargo are the weekday facts. A flood story still has to work if one Harvey-week memory or one LNG export year slips. If the only volume is one planner at a channel plant, you are selling a relationship until a second name sits on the badge.

Sugar Land, The Woodlands, Pasadena, Pearland, Baytown, Katy, Cypress, League City, Friendswood, and Missouri City already share this labor pool. They do not share a Ship Channel rent. The Turning Basin, Barbours Cut, Bayport, Deer Park, La Porte, the Energy Corridor along I-10 west, and IAH cargo are local texture. Energy and midstream — downtown energy headquarters, the Energy Corridor, and the plants that actually make and move molecules — are a real product. They are not a Dallas telecom campus. Crude, gas, NGL, and chemical cycles move staffing, fabrication, and professional books. A spike year after a price recovery stays isolated.

The Texas Medical Center is a weekday payroll the size of a mid-size city — MD Anderson, Memorial Hermann, Houston Methodist, Texas Children’s, Baylor’s clinical orbit — plus the hospital nodes in Sugar Land, The Woodlands, and Clear Lake. Houston is a port-and-channel energy city with a medical campus the size of a town, not a North Texas bank-and-telecom file and not a second New Orleans tourism story. Dallas is DFW and Collin County campuses. Austin is chips and the dome. New Orleans is Carnival and a different river. I-10, I-45, 610, Beltway 8, and the Grand Parkway already treat those belts as different labor maps.

Flood is underwriting. Isolate a Harvey-week memory. It is not a multiple and not a reason to mark a diversified dock to a distressed number.

Energy Corridor rooms, Katy vans, and TMC panels

Trades on Katy, Cypress, and Pearland rooftops. HVAC and construction that already open without the founder are density plus a lead-tech wage. Recurring service beats a one-phase turnaround year or a single flood-rebuild spike.

Healthcare and channel desks. TMC-adjacent panels and channel badges transfer when patients call the practice and the customer file is diversified. A one-plant shop is concentration.

Do not stamp a Dallas telecom multiple on a Baytown fabricator. Do not stamp an Austin chip multiple on a TMC clinic. Do not treat an LNG export year as twelve months.

How a channel-and-campus file gets paid for

Owner-operated Houston-metro shops still price on SDE. Multi-crew industrial groups and multi-site medical books that already run without the founder can open EBITDA. The valuation guide is the framework. The number follows badge depth, a flood policy, and a quiet turnaround month — not a skyline photograph.

SBA is usable on documented neighborhood routes and clinics when a manager wage is already modeled. One-plant channel books and one-department TMC vendors need more equity. Texas contractor licenses, TCEQ, and marine-security assignment sit on their own calendars.

If the founder still holds the only planner number a channel plant will answer, build a lead wage into the ask. Katy, The Woodlands, and Baytown share this buyer pool. They do not share a Turning Basin rent.

Name the channel desks. Downtown, Midtown, the Energy Corridor, Katy, The Woodlands, Baytown, Pasadena, and the Turning Basin do not share a Saturday or a plant badge. The Ship Channel plants and the remaining process books are weekday industry when the customer file is more than one planner. A one-plant year is concentration. Buyers who only walked Midtown after a rodeo Saturday will still need the Baytown customer file named — one turnaround, a quiet maintenance month, Texas contractor tickets — before anyone writes a letter. TMC recruiting is thicker than Dallas and still local. Put that wage in the clinic ask. IAH and HOU are two fields, not one. I-10 toward Beaumont and I-45 toward Dallas leak some labor. Those minutes are a wage fact. They are not a DFW campus rent. A founder who still holds the only planner number a channel plant will answer is selling a job until a second lead is already on payroll. A July Tuesday in Pasadena is the year. A Midtown Saturday is the spike. Those two days do not share a number.

Listing three counties from Florida, not the Energy Corridor
