Wasatch Front wages follow Intermountain, the airport hub, and Silicon Slopes — not Vegas. How corridor files actually trade.

Intermountain Health and the University of Utah medical stack write the civilian healthcare wage along this Wasatch Front corridor. Salt Lake City International writes a hub-and-cargo paycheck for warehouse and staffing. Silicon Slopes / Lehi writes a tech overlay for IT that inbound Denver buyers treat as a second Boulder. It is not. A clinic manager in Sandy, a West Valley dock lead, and an accounting principal already know those numbers. They will not take a downtown owner draw and call it compensation. A large enterprise and LDS-network culture is a staffing and calendar fact, not theology. This is not Las Vegas tourism and not a second Denver ski-weekend book. West Valley City, Ogden, and Provo fold here in copy as Wasatch, not as standalone pages.

Intermountain pay, a hub wage, and a Slopes overlay

The Wasatch Front is one labor map. I-15 stitches Ogden, the Davis County cities, Salt Lake, West Valley, Sandy, and the Utah County box (Provo, Orem, Lehi) into a commute that already shares buyers. An Ogden warehouse and a Provo medical still get different underwriting. They do not get different pages.

Airport-adjacent warehouse, staffing, and last-mile books are a real product. A book that lives on one carrier or one ski-inbound Saturday is a concentration file. Sundance week and a powder Saturday help some restaurant rooms. They do not replace a Tuesday in West Valley.

I-15, the lake, and four county tickets

Salt Lake, Davis, Weber, and Utah counties already share this corridor. Davis, Weber, and Utah County tickets sit here when the book already shares Intermountain or the SLC hub. They do not share a downtown Saturday rent or a Lehi office-park rent. The leftover Olympics visitor overlay is now small. The Great Salt Lake is a weather-and-odor fact more than a postcard.

A “we cover the Wasatch” construction or HVAC truck that is really one Salt Lake van is a route. Write I-15 time. Write inversion weeks. Write which county issued the ticket. A Front Range Denver file starts in Denver. A Strip file starts in Las Vegas. We also work this corridor the way we work Boise.

Salt Lake is not Denver. There is no DIA Front Range stack as the defining book. Salt Lake is not Las Vegas. There is no mega-resort payroll as the defining wage.

Corridor books that survive an inversion Tuesday

Transferable files already open on an inversion Tuesday. The clinic’s patients call the practice. The warehouse has a dispatcher and a shipper file that is not one carrier. The IT shop has a second engineer. The HVAC route has a lead who can hire at a hospital-and-hub wage. The staffing desk has a second recruiter.

Owner-held files fail a quiet ski week. The founder holds every airport tenant relationship. The dining room only works on a Sundance Saturday. The construction book is one Slopes-campus year. Build a second person with the sale-prep roadmap, or price a job.

Utah contractor licenses, liquor licenses, hospital credentials, and airport vendor lists sit on their own calendars. Qualifying agents do not transfer because someone shook hands on State Street.

Pricing a West Valley dock against a downtown room

A West Valley warehouse with a diversified shipper file and a dispatcher can open a stronger conversation than a one-carrier box. A downtown restaurant that only looks good on a Sundance Saturday is a seasonal room. An Intermountain-adjacent clinic with a second provider prices on bench and recare. A Lehi IT book that already opens without the founder is whether clients call the firm. A one-ski-inbound staffing book is a concentration file.

Most owner-operated Wasatch shops still price on SDE. Multi-crew logistics groups and multi-principal IT firms can open EBITDA. Use the valuation guide.

Earn-outs show up when one carrier, one powder Saturday cluster, or one Slopes customer is a double-digit share. Seller financing is common when the liquor license or the lease is the long pole. SBA works on documented books after a manager wage is in the model. We will not paste a Denver Tech Center multiple or a Strip multiple onto a Salt Lake County truck.

Ogden and Provo share this buyer pool. They do not share a downtown Saturday rent. A quiet inversion Tuesday is the file. A Sundance Saturday is a spike.

Sandy rooftops and a Lehi office-park shop are different tickets inbound Denver buyers flatten into “the Wasatch.” Write Intermountain. Write the hub. Then refuse a Boulder multiple.

Wasatch listing mistakes

Sellers treat every suburb as a second page. They fold here. Write the county ticket and the file type.

They annualize Sundance or a powder Saturday. Isolate those stretches.

They skip the corridor map. An Ogden license is not a Salt Lake receipt. Lehi sits on a Utah County ticket.

They invite a Denver buyer who priced State Street as cheaper LoDo, or a Las Vegas buyer who priced it as quieter Strip. Diligence dies on that slide more often than on the temple photo. Split hub logistics, Slopes tech, and neighborhood trades before anyone picks a number.

They leave the founder holding every airport relationship until the tour. If the owner still walks every hub hallway, you are selling a job. Most Wasatch shops still price on SDE in 2026 because the owner is still the book. Fixable — not a reason to borrow a DIA multiple.

A buyer who only sat in I-15 traffic will still need the county desk named. Transition is local: the qualifying agent, the liquor license, and the hospital credential have to survive the handoff.

Intermountain Medical Center, University of Utah Health, and the leftover Rio Tinto / Kennecott wage still set who can be hired when an inversion Tuesday keeps the valley home. Delta’s SLC hub and the airport industrial parks are a second paycheck. Park City and the Cottonwood canyons are a Slopes overlay. They do not get stretched into fifty-two weeks. West Valley, West Jordan, and the I-15 warehouse spine are density.

A buyer who only sat in I-15 traffic still needs Salt Lake, Davis, and Utah County desks named. We will not fold a Las Vegas Strip file or a Denver Front Range file into this Wasatch book. Temple Square and a General Conference weekend are spikes. Lehi and the Silicon Slopes office parks are a different ticket from State Street.

A Jazz night and a Real Salt Lake Saturday help some downtown rooms. Isolate them. The Daybreak rooftop trades and the inland-port leftover along I-80 are density. Write Salt Lake versus Utah County before anyone pastes a Denver Tech Center multiple.
