The Coho ramp on a canceled-sailing morning, mill waterfront, Hurricane Ridge as a spike, and why the strait is not Seattle or Bremerton.

A still-working mill on the waterfront writes more of the weekday than the Coho ever will. First Street is a mill town before it is a ferry postcard. US 101 is the peninsula spine. Hurricane Ridge is closed or fogged in for half the year that inbound Seattle buyers treat as “summer.” Sequim is the rain-shadow bedroom a half hour east. Coast Guard Air Station Port Angeles is already a weekday payroll. The listing desk is Port Angeles, Sequim, the 101 corridor toward Port Townsend’s edge when the book already staffs that stretch, and the west-end overlay toward Forks only when the file is truly this desk. First Street and a Sequim HOA do not underwrite the same rent.

Peninsula College is a campus rental overlay, not a second UW. Elwha restoration was a project overlay; those construction years do not get treated as a run rate. Lavender Saturday in Sequim is a different ticket than a mill gate. Port Townsend’s wooden-boat and arts story is a different Jefferson County file. Seattle and Bremerton do not fold here to chase a peninsula URL.

Mill-adjacent trucking and construction are the weekday industrial product. HVAC and auto-repair live on 101. Medical suites live on Olympic Medical Center. Accounting books that are not one mill relationship are transferable. Restaurants and retail on the waterfront have to survive a January Tuesday.

If the file is Elliott Bay, Sea-Tac cargo, and a King County tech overlay, start with Seattle. If the file is Puget Sound Naval Shipyard and a Kitsap commute, start with Bremerton. Washington mill-assignment and ferry-calendar language sit with counsel. Read the plant file and the January occupancy before anyone dates a letter.

Mill waterfront still outruns a Coho Saturday

Waterfront industry and peninsula timber are the distinctive weekday product. A still-working mill-and-log overlay, the trucking that moves fiber on 101, marine services, and a construction belt that already lives next to a plant gate or a park-housing year are real. A book that lives on one mill, one park concession, or one ferry-season hire is concentration. A dry-timber year or a record park summer stays isolated. This is not Seattle’s container-and-tech mix and not Bremerton’s shipyard payroll. Write the peninsula plant, not “Washington timber” as a slogan.

The Coho ferry and a Victoria passenger Saturday are a visitor overlay. They help a thin layer of restaurant and retail rooms on the waterfront. They are not a run rate. A canceled sailing week and an August full boat are different files. Isolate them. Do not price a First Street dining room as if it were a Seattle pier.

Hurricane Ridge and Olympic National Park are the other Saturday fact. They fill rooms in July. They empty in a lowland January. Do not treat a ridge day as the year.

Sequim is the related rain-shadow bedroom — a different rent, a retiree overlay, and a lavender-Saturday story that Port Angeles’ mill gate does not share. A Sequim HVAC route and a downtown Port Angeles lunch room do not share a multiple. A van that claims the Olympic Peninsula and actually staffs one Clallam crew is a coverage story.

Healthcare (Olympic Medical Center) keeps a medical demand that does not depend on a ferry week. This is not Harborview in Seattle and it is not the Navy hospital story in Kitsap.

Coast Guard Air Station Port Angeles is a weekday payroll overlay. A vendor book that lives on one federal contract is concentration. Auto-repair on 101 is a real product — a commuter and a logging-fleet file, not a Seattle dealer book. Accounting books that only work because the founder holds one mill relationship are personal goodwill.

Port Angeles is not Seattle. There is no Sound tech campus and no harbor multiple as the defining product. Port Angeles is not Bremerton. There is no shipyard as the weekday desk. Port Angeles is not Port Townsend. Forks is a west-end timber-and-visitor overlay, not a reason to apply a Seattle multiple. This is the strait town with a park in the backyard.

Clallam buyers versus a Seattle pier multiple

Clallam County owners who already run a second crew or a Sequim desk know 101 time and which mill or which ridge week the book actually uses. They are the first call, not a Seattle pier buyer who wants cheaper waterfront.

Inbound Seattle owners who want a cheaper peninsula town still underwrite a Washington contractor license, a mill assignment, and a January occupancy the same way a local does. A “it’s basically the Sound without the rent” slide does not stand in for a canceled sailing week when the Coho is not the P&L.

Healthcare buyers look at Olympic Medical-adjacent panels when patients already call the clinic. They will not pay a Seattle specialist multiple for a Clallam County suite.

SBA can hear a documented Main Street book when a manager wage is already modeled. Visitor rooms often need more equity.

Plant access, canceled sailings, and Sequim as a second rent

Port Angeles and Sequim are different occupational maps. A Sequim HOA route is not a First Street receipt. Jefferson County tickets toward Port Townsend add another desk on some 101 books. Washington trade tickets and professional seals each keep a Clallam County clock. Qualifying agents do not transfer because the buyer already works Seattle.

Mill assignment and plant-access language belong in week one. A handshake with a mill manager is not a transferable asset. Ferry-season hires and park-concession years are spikes. Isolate them. Elwha-era construction leftovers stay isolated.

Diligence here fails on a Seattle buyer who priced Port Angeles as a cheaper pier town more often than on the ridge photo. Prepare with the sale-prep roadmap. Split mill vs ferry rooms vs Sequim rooftops vs Olympic Medical before you pick a number.

Cash flow when Hurricane Ridge stays fogged

Owner-operated Clallam County shops still price on seller’s discretionary earnings. That is the language for a First Street dining room, a Sequim HVAC route, a single-mill trucking book, and most auto-repair bays. You add back owner pay. You do not treat an August ferry week as the year.

A clinic that loses the founder’s panel is personal goodwill. A Sequim truck that already opens on a canceled-sailing week is peninsula rooftops plus a lead-tech wage. A waterfront restaurant that only looks good when the Coho is full is a seasonal room.

Earn-outs show up when one mill, one ferry season, or one park year is a double-digit share. Seller financing is common when the mill file or the visitor calendar is the long pole. We do not borrow a Seattle waterfront multiple or a Bremerton yard multiple for a Clallam truck.

If the founder still holds the only mill relationship, the mill book is still one relationship until a Sequim lead is on the roster. Sequim shares this buyer pool. It does not underwrite the same First Street rent.

Building a peninsula file that includes a canceled sailing

Name the product: a mill-adjacent book, a ferry-and-ridge room, an Olympic Medical panel, or a Sequim route. Put a second person on the schedule. Map which 101 miles and which plant you actually work.

Then pull every occupational license, the top-ten customer share, monthly sales that include a canceled-sailing week and a January Tuesday, and any mill-assignment language. If one mill or one ferry season is a double-digit share, isolate it.

On the market, we take industrial books to operators who already understand a peninsula plant calendar and neighborhood files to trade owners already in Sequim. Seller financing shows up when concentration is real. Most owner-operated Port Angeles shops still price on SDE. Multi-crew trade groups can open EBITDA. Transition is local: the mill desk, the qualifying agent, and the city license have to survive the handoff.

A buyer who only walked First Street on an August ferry Saturday will misprice a Sequim HVAC route and a mill vendor in the same afternoon. Seattle’s Sound is not this page. Bremerton’s yard is not this page. A quiet January Tuesday is the file. Hurricane Ridge is a spike. A buyer who only sat at the Coho ramp still needs the city desk named. A mill night shift is not a ridge picnic.
