The listing memo that treated this Village as a Fayetteville satellite — a Market Square restaurant, a hotel that only looks full during a U.S. Open year, a Southern Pines retail floor — will fail diligence the first week a buyer names a Spring Lake PCS cycle or a commissary leak as the comparable. Pinehurst is not Fayetteville as the listing. There is no Fort Liberty gate as the defining payroll. The Army installation leaks some commute and some weekend rooms. It does not set a Village Tuesday.

If the CIM called this cheaper Cumberland County because US-1 points south, send it back. If it called this a Raleigh bedroom because the Triangle is “close enough,” send it back.
