Ingalls Shipbuilding — Huntington Ingalls, Navy surface combatants, a supplier stack, and a badge that does not transfer because the founder is liked — is the weekday payroll that Gulfport does not get to claim just because US 90 continues east. Mobile is Alabama State Docks, Austal, and Airbus at Brookley. Chevron’s Pascagoula refinery is a second industrial night shift. Singing River Health System keeps a clinic census that ignores both a launch week and a Biloxi concert. Neighborhood HVAC, construction, and auto-repair on Pascagoula, Moss Point, and Gautier rooftops are density and a lead-tech wage. Recurring civilian service beats a one-phase yard housing year or a single refinery turnaround. A “we cover the Coast” truck that is really one Denny Avenue van is a coverage claim. Wind and flood are insurance facts, not a caption.

Ocean Springs, Biloxi, and Gulfport are the gaming-and-Keesler conversation. They have their own page. A buyer who wants “yard plus casino plus a river festival” in one number should split the vendor list from the dining room.

Pascagoula, Moss Point, and Gautier are different occupational maps. A Moss Point license is not a Denny Avenue receipt. A qualifying name on a Mississippi contractor license does not become a yard badge because the vans already know Highway 611. A Mobile County job on the route is a two-state fact when the book already crosses the Pascagoula River toward Alabama. Name it.

I-10 is the spine and a labor leak toward Gulfport and toward Mobile. US 90 is the old coast road. Neither is a reason to import a Beau Rivage multiple or an Alabama State Docks multiple. Trent Lott International (PQL) is general aviation, not GPT and not Mobile Regional as a cargo story. The Scranton Museum leftover, the river walks, and the downtown mural belt are local facts a casino slide skips. They help some rooms. Isolate them.

Buyers still haircut a one-person dispatch that only works because the founder knows one Ingalls buyer.

Mobile owners who import an Austal / Airbus multiple make the other mistake. This is Ingalls and a Mississippi refinery, not Brookley.

A lifestyle buyer who sat the river on a festival Saturday and decided Pascagoula is a quieter Coast town will overpay for a downtown room and underpay for a Moss Point HVAC route. The river helps some rooms. It does not rebuild a non-overtime Tuesday.

Yard vendor lists can refuse a transfer. Wind and flood are operating facts. Katrina rebuild memory still sits on some parcels. Name them before the first tour.
