A Dauphin Street parade is not the book. State docks, Austal, Airbus at Brookley, and the Eastern Shore set what a Mobile file sells for.

New Orleans buyers drive east, walk Dauphin Street under oaks, photograph the USS Alabama, and decide Mobile is a cheaper Carnival city with a smaller balcony. That oak-and-azalea Saturday is the miss. Mobile’s Mardi Gras is older than the New Orleans brand most visitors arrive with. It is still a visitor overlay. The Alabama State Port Authority docks, the Tennessee-Tombigbee inland connection, Austal USA’s aluminum yard, and Airbus at Brookley Aeroplex are weekday payrolls that do not care about a float. The Eastern Shore — Daphne, Fairhope, Spanish Fort — is wealth, HOAs, and a different insurance stack than a downtown dock. A quiet August Tuesday, a slow import week, and an HVAC route in Saraland that never sees a parade are the file.

Fairhope and Daphne lunch rooms are Eastern Shore residents. They share this buyer pool. They do not share a Garden Street parade multiple. A book that only works because the founder knows one krewe or one downtown landlord is personal goodwill.

Aluminum hulls, A320s, and a dock that is not Bourbon

The Port of Mobile is containers, breakbulk, and the Tenn-Tom inland connection. Warehouse, trucking, and staffing along the docks and the I-10 box are a real credit. A book that lives on one importer or one 3PL contract is concentration. Chassis, dwell time, and a quiet export week belong in the year.

Austal USA is the distinctive shipbuilding product — aluminum ships, Navy work, and a supplier-and-staffing overlay that is not a New Orleans yard story and not Ingalls in Pascagoula. Assignment and security language first. A vendor book that only works because the founder knows one buyer at the yard is personal goodwill.

Airbus Mobile at Brookley is manufacturing — A320-family assembly and a second industrial payroll. One-program supplier books are concentration. Plant overtime is not Mardi Gras. Brookley’s aeroplex leftover (the old Air Force field) is a local industrial park conversation, not a tourism machine.

Construction and HVAC on Baldwin rooftops and the west Mobile grid (Tillman’s Corner, Semmes, Saraland) are density. Recurring service beats a one-season storm-repair book. USA Health and Infirmary panels keep a civilian clinic demand that does not depend on a float. Those panels still have to survive a summer when students leave Spring Hill College and USA.

If one steamship line, one Austal program, or Mardi Gras week is a double-digit share, name it. Earn-outs show up there. Seller financing shows up when the flood file or the yard badge is the long pole. SBA still works on documented Main Street files when a dispatcher or GM wage is already modeled. New Orleans tourism and Pensacola’s NAS stay off this bay

Mobile is not New Orleans. The French Quarter machine, Jazz Fest, and a different river-and-flood story are two hours west. Those multiples stay there.

Mobile is not Pensacola. NAS Pensacola and a beach overlay sit on the Florida side. Some books already work both states — that is two desks, not one page. Mobile is not Jacksonville. JAXPORT and a consolidated city-county are a First Coast file. It is not Birmingham. Hospitals and bank towers are a six-hour inland conversation.

A buyer who only compared Mobile to “the other Gulf Carnival city” still has to underwrite a Mobile or Baldwin desk, a yard clause, and a Bayway delay that a Bourbon Street slide never mentions.

Two-county tickets, a yard badge, a Bayway delay

Mobile and Baldwin are different occupational maps. A Fairhope license is not a downtown Mobile receipt. The Bayway is a labor fact, not a postcard. Fog and a wreck can split an Eastern Shore route that claims to cover the docks.

Wind, surge, and flood on the bay, the river, and Dauphin Island are first-week files. Inland Saraland is a different policy. Deductibles are deal terms. A “we made it through the last named storm” story is not an insurance binder.

Port, Austal, and Airbus contracts often have assignment, volume, and security language. A handshake with a terminal clerk or a yard buyer is not an asset. Alabama contractor licenses sit on their own calendar. Qualifying agents do not ride along because the vans already know I-10. Mardi Gras permitting, street closures, and short-term rental rules downtown can set a hospitality close. Isolate parade week from August in diligence.

If the founder still works every Saturday on Dauphin and every night at the yard gate, you are selling a job until a GM or dispatcher is on the schedule.

Order the harbor book while the floats are in the barn

While the mystic societies are still storing papier-mâché, decide whether you are selling a dock, a yard-or-plant book, or an Eastern Shore route. Staff a second lead. Split monthly sales so Carnival, a quiet tourism month, and a slow dock week can be read apart. Pull flood and wind binders for anything on the water, two counties’ licenses, and the top-ten customer share before anyone tours on a perfect February Saturday.

Use the sale-prep roadmap as a working list. On the market, docks and yard files go to operators already on this harbor. Hospitality goes to buyers who can hold August. Transition is local: the terminal relationship, the yard credential, and the January GM have to survive the handoff.

Operators already in Mobile–Baldwin adding a second crew already know I-10 time and the difference between Fairhope and the state docks. Inbound buyers show up because a deep-water port without New Orleans pricing photographs well. They still underwrite an Alabama contractor license and a two-county map the same way a local does. A Dauphin Street slide does not stand in for a dark August week when Dauphin Street is just a local street.

Dauphin Island is flood first. Theodore is industrial and Bellingrath visitor, not the Eastern Shore lunch room. Prichard and Chickasaw are north-side labor and rooftop texture. Hancock Whitney Stadium and a USA home Saturday help a few rooms. They do not rebuild a slow import week.
