Powder weeks, the Sundance Film Festival, and a May empty — how Park City files price when Salt Lake’s Wasatch Front desk is the wrong comparable in 2026.

A Salt Lake buyer drove I-80, walked Main Street, and priced a Park City hotel as a cheaper Wasatch Front box with better snow. Diligence died in May. The lifts were quiet. Sundance tents were gone. The room stack that looked like a company on a powder Saturday and again during the film festival was a two-spike file. Service labor already lived in Heber, Kamas, and Coalville — and some of it already commuted from the Front. A successor who cannot house a GM will haircut every book. Park City is Summit County ski and Sundance. It is not Temple Square, not Silicon Slopes, and not Aspen — though the shoulder math will feel familiar to anyone who has priced a May empty. That is the problem: inbound Front capital keeps treating Historic Main as discount downtown Salt Lake. The file that actually transfers is a hotel that already includes May, a Heber lead-tech who starts the vans without the founder, or a cleaning book that already works second homes when the houses are empty.

Heber City and the Sundance Resort / Provo Canyon overlay sit on this page when the book already shares this labor pool. They do not share a Main Street rent or a Deer Valley Saturday. Kimball Junction is the big-box and highway commercial ticket. Kamas and Coalville already send households into this pool. Intermountain Park City Hospital keeps a civilian night payroll that ignores a powder week. Extreme housing is an operating fact, not a multiple.

Powder weeks, Sundance, and an I-80 weekday

Park City Mountain and Deer Valley are the visitor machine. Hotels, restaurants, bars, and retail that only look good on a powder Saturday are seasonal files. Sundance Film Festival is a January spike of a different kind — rooms, staff, and a week that does not resemble February. May and a quiet November are the test. Isolate both shoulders. Highway 224, 248, and an I-80 closure take days off a book that a Silicon Slopes buyer never priced. Prepare the split with the sale-prep roadmap.

Heber, Jordanelle, and the down-valley labor shed are the first operating fact inbound Front buyers skip. Wages already compete with resort pay and with a Salt Lake City offer. Housing for a GM or a lead-tech is diligence. Construction and landscaping on unfinished Summit and Wasatch County phases are density. Isolate a one-builder book. Landscape season is short. Snowmelt and a heating season are the file.

Sundance Resort in Provo Canyon is a second, smaller ski-and-festival leftover. It folds here. It does not share a Main Street Christmas rent. Provo is the Utah Valley campus-and-Slopes file. Start there if the book is BYU-adjacent or Orem professional. Do not paste that multiple onto Historic Main.

Park City is not Salt Lake City. There is no Temple Square, no airport hub as the defining book, and no Silicon Slopes campus stack. It is not Ogden. There is no Defense Depot / rail leftover as the listing. It is not Logan. There is no USU flagship. It is Summit County, two resorts, and a festival week.

Buyers who already staffed a May empty

Operators already in Park City, Heber, or Kamas add a second night manager or a second van. They already know which rooms die in May and which second homes still ring for cleaning in October. SBA still finances some documented down-valley shops when a manager wage is already in the model. Ultra-resort hospitality with a two-shoulder calendar usually needs a different capital conversation.

A Salt Lake hospitality buyer who wants powder without Front rent still underwrites a Summit license and a May occupancy the same way a local does. A “forty minutes up I-80” slide will not stand in for a Main Street week that includes a closed lift. We do not borrow a downtown Salt Lake multiple or a Slopes-campus multiple for a historic room.

An Aspen or destination-resort buyer who treated every ski town as interchangeable will still need the Utah desk named — liquor, short-term-rental rules, and a Sundance week that has no Colorado equivalent. Those peers are useful. They are not comps you paste.

Stay off the listing if the thesis is “Salt Lake with better snow,” “Sundance as a company,” or a powder-year trailing twelve you have not split. Kimball Junction is a different commercial rent. It does not get its own page.

Coalville and Kamas invoices belong on the map if the trucks already run them. They share this buyer pool. They do not share a Deer Valley Saturday. Olympic Park leftovers are texture. Isolate them.

What a Main Street room is worth against Heber

Owner-operated Summit shops still price on seller’s discretionary earnings. That is the language for a Main Street dining room, a Heber HVAC-adjacent or landscaping route, a festival-week bar, and most cleaning books that still follow the founder. You add back owner pay. You do not treat a powder Saturday as the year.

EBITDA opens when a multi-site hospitality or property-care group already runs without the founder and the customer file is not one festival or one builder. Recurring second-home service beats a one-phase Canyons remodel. See the valuation guide.

A hotel that already includes May can open a stronger conversation than a room that only worked Sundance week. A Park City Hospital-adjacent clinic is provider bench and recare — not a Salt Lake specialist multiple. A Heber construction route that already opens without the founder is density plus a wage that already knows an I-80 leak. Earn-outs show up when one powder year, one Sundance week, or one builder is a double-digit share. Seller financing is common when the lodge lease or the short-term-rental file is the long pole.

Do not stamp a Salt Lake hub multiple on a historic hotel. Do not stamp a Provo campus multiple on a Deer Valley cleaning book. Write the Summit desk.

The Summit punch list before a festival Saturday

Name the product: a resort hotel, a Main Street room, a Heber property-care route, or a clinic panel. Those four packets do not share a number.

Put a May manager on the schedule. If the founder still works every powder Saturday at the desk, you are selling a job.

Map the towns. Park City, Kimball Junction, Heber, Kamas, Coalville, and the Sundance Resort edge are different occupational maps. A Heber license is not a Main Street receipt. Salt Lake or Utah County tickets, if the trucks already cross, sit on a second desk.

Pull monthly sales that include a May and a week that is not Sundance or a powder Saturday. If one festival or one builder is a double-digit share, isolate it. Utah contractor licenses, liquor facts, and any short-term-rental or lodging-tax rules sit on their own calendar.

I-80 closures, a pass week, and a mill-levy or lodging-tax assignment belong in week one. They are not a Salt Lake commuting season. A festival Saturday is overlay.

On the market, we take resort hospitality to operators who already understand a two-shoulder calendar, and neighborhood trades to owners already in Heber or Kamas. In 2026 most owner-operated Park City shops still price on SDE. Multi-site hospitality and property-care groups can open EBITDA. Transition is local: the qualifying agent, the lodge lease, and the city desk have to survive the handoff.

A buyer who only stood on Main Street during Sundance will misprice a Heber landscaping route and a hospital panel before the lifts close. Salt Lake’s Front is not this page. Provo’s campus is not this page. A May Tuesday is the file.
