Salt Lake buyers drive north on I-15, walk Historic 25th Street, photograph Union Station, and decide Ogden is a cheaper Temple Square with a depot. Logan buyers come the other way through Sardine Canyon and decide it is Cache Valley with a bigger hospital. Both Saturdays miss the book. Hill Air Force Base — between Clearfield and Layton, not inside the Ogden city limits — is the weekday payroll that Salt Lake City does not have and Logan cannot import. Weber State on the east bench is a real campus overlay. It is not the University of Utah and it is not Utah State. McKay-Dee keeps a clinic census that ignores both a depot Saturday and a Wildcat home date. A January inversion Tuesday on Washington Boulevard, a non-exercise week at Hill, and an HVAC route in Roy that never sees 25th Street are what a buyer should read first.
This page is for owners and buyers in the Ogden–Clearfield box — Ogden, South Ogden, North Ogden, Roy, Riverdale, Washington Terrace, Pleasant View, Harrisville, Marriott-Slaterville, Clearfield, and the Layton edge that already treats Hill as the commute. If the file is temple-square professional density, SLC International cargo, and a Wasatch Front multiple, start with Salt Lake. If the file is an Aggie Saturday and a dairy week, start with Logan. We list Weber and northern Davis files from Spring Hill. Call (352) 515-0226.
Nothing here is a Utah contractor ruling, a federal-badge assignment memo, or a tax opinion. Put counsel on Hill access language and every city occupational desk before anyone drafts an LOI.
Hill Field payroll versus a Temple Square lunch
Hill is the distinctive product. Depot maintenance, a contractor stack, and the staffing and manufacturing shops that already badge into the installation are a real credit. A book that lives on one prime, one contracting officer, or one expansion year is concentration. Facility-access and security language belong in week one of diligence. A founder who is the only cleared estimator is a transition file, not a “defense town” slogan. This is not Hill Air Force Base as a Salt Lake suburb story. The gate sits in Davis County. The labor already crosses Weber. Price the badge, not the 25th Street brick.
Weber State is the weekday campus that is not USU and not the U. Move-in and a football Saturday pack Harrison Boulevard and some restaurant rooms east of Washington. Summer session and the gap between semesters empty those rooms. Isolate both calendars. A dining room that only works on a Wildcat home date is a seasonal file. Faculty, Hill civilian employees, and year-round Weber households are the durable demand.
McKay-Dee and the clinic belt on Harrison and in South Ogden support medical panels that already pull from Weber and a slice of northern Davis. Provider bench and whether those patients still book after the founder is gone are the asset. See the medical practice guide. This is not Intermountain’s downtown Salt Lake campuses and not Logan Regional as the defining hospital. Recruiting a replacement on this bench is part of the file.
Neighborhood HVAC, construction, and auto-repair on Roy, Riverdale, and Clearfield rooftops are density and a lead-tech wage. Recurring service beats a one-phase Hill housing year or a single 25th Street fit-out. A “we cover the northern Front” truck that is really one Washington Boulevard van is a coverage claim. Snowbasin and Powder Mountain add a winter visitor pulse. Pineview weekends help some canyon rooms. They do not set a Hill multiple.
Accounting books that already speak depot language and a Weber State overlay are a professional product. See the accounting guide. A book that is really the founder’s contracting-officer list is personal goodwill.
Owner-operated Weber files still price on SDE. A multi-crew trade group or a multi-provider practice that already runs without the founder can open EBITDA. Use the valuation guide as the national frame. The local haircut is the exercise calendar, the inversion week, and the temptation to stamp a Salt Lake number on a Roy route.
Roy, Layton, and the towns that already share this labor
Ogden is the name on the page. The labor pool is wider. Roy and Riverdale are rooftop and retail texture along Riverdale Road — not a 25th Street rent. South Ogden and Washington Terrace sit under the bench toward McKay-Dee. North Ogden, Pleasant View, and Harrisville are north-valley residential that already send vans south. Marriott-Slaterville is a west-side industrial and rail leftover. Clearfield is the Hill-adjacent city, not a Salt Lake suburb. Layton is the larger Davis rooftop box that already treats the base as the commute; we fold the Hill-facing edge here and we do not write Layton as a second Salt Lake URL.
They do not share a Historic 25th Saturday. A buyer who wants “depot plus downtown brick” in one number should split the vendor list from the dining room. Ogden City, Roy City, and Clearfield City are different occupational maps. A Roy license is not a 25th Street receipt. A qualifying name on a Utah contractor license does not become a Davis County ticket because the vans already know I-15.
I-15 is the spine and a labor leak toward Salt Lake and toward Brigham City. It is not a reason to import a Temple Square professional multiple. US-89 along the bench is a different clock than the interstate. Ogden-Hinckley Airport is general aviation, not SLC International. Union Station, the Ogden River Parkway, and the municipal canyon trail system are local facts a temple-square slide skips. They help some rooms. Isolate them.
If the book already crosses into Box Elder — Brigham City, Willard — name the leak. We will not write those cities as Ogden to chase a URL. If the book is really a Salt Lake County professional practice with a weekend condo in Eden, start with Salt Lake.
Prepare the split with the sale-prep roadmap: depot vendors, campus hospitality, McKay-Dee panels, and neighborhood trades in separate columns before you pick a number.
How a Hill-adjacent deal gets funded
SBA still finances a documented neighborhood shop when deposits match tax returns and a manager wage is already modeled. A one-prime depot book or a campus-vendor file can slow a 7(a). Lenders in this valley have seen exercise-year spikes before. Two years of weekly sales that include a quiet depot month beat a slide that says “Wasatch overflow.”
Seller financing shows up when Hill access language, a city-to-city license map, or a canyon lease is the long pole. Holdbacks belong on receivable quality and any open environmental leftover on a west-side industrial box.
Earn-outs belong on one prime, one athletic calendar, or one hospitality cluster that is a double-digit share. Write them around a non-exercise Tuesday and a quiet July on the Weber State hill, not around an air-show weekend or a 25th Street festival. Cash-at-close is easiest on a documented HVAC or construction route that already opens without the founder. Buyers still haircut a one-person depot-dispatch job.
Utah still has a state income tax. Inbound buyers who treated the Front as a no-tax story will notice. Counsel has to name it. This page will not.
Who still opens the trucks when the founder is off base
The transferable Weber file already has a lead who starts the Roy route, a second estimator who can walk a Hill vendor meeting, or a provider who holds the McKay-Dee panel when the founder is on a Powder Mountain Saturday. If the founder is still the only cleared person, the only Wildcat-weekend closer, and the only name patients ask for, you are selling hours until that bench exists.
Operators already in Weber or northern Davis adding a second crew or a second suite are the cleanest match. They already know 12th Street time, which city hall issued the letter, and the difference between a depot overtime week and a 25th Street patio.
Salt Lake owners hunting “north of the Front” overpay for the wrong thesis. There is no I-15 professional density here and no SLC cargo sort. They still have to underwrite a Utah contractor license, a two-county occupational map, and a Hill access file the way a local does. Logan owners who import an Aggie-and-dairy multiple make the other mistake. This is a depot and a regional campus, not a Cache processing week.
A lifestyle buyer who sat a 25th Street Saturday and decided Ogden is a mountain town will overpay for a Historic District room and underpay for a Clearfield HVAC route. Snowbasin helps some rooms. It does not rebuild a Washington Boulevard Tuesday.
Campus leases can carry student-use clauses. Hill vendor lists can refuse a transfer. Inversion weeks are an air-quality and HVAC operating fact. Name them before the first tour.
Spring Hill prices Weber, not the Front
Ogden–Clearfield files are listed from Spring Hill the way we work Salt Lake and Logan: industry-first buyers, Hill named, Temple Square left off the first slide. Start with a valuation, your industry page, or contact. Call (352) 515-0226.

Frequently Asked Questions
Can you list a Weber County shop if we do not keep an Ogden suite?
Yes. We underwrite from Spring Hill with Hill Field, Weber State, and which city desk issued the license named on the first call. A 25th Street office is not required.
Is Ogden just a cheaper Salt Lake suburb for pricing?
It is not. Salt Lake is temple-square professional density and SLC cargo. Ogden is a depot payroll in Weber and northern Davis plus a regional campus.
Should I use a Logan Cache Valley multiple on a Washington Boulevard restaurant?
No. Logan is a land-grant campus and a dairy week. Price this room on a quiet July session and a non-exercise Tuesday, not on an Aggie Saturday.
Do Roy, Clearfield, or Layton get their own market pages?
They do not. Those cities already share this Hill-facing labor pool. A Clearfield vendor book and a 25th Street dining room still get different underwriting.
Will an SBA lender engage on a documented Ogden neighborhood route?
Lenders look when deposits match returns and a manager wage is already in the model. A single Hill prime or a campus-only hospitality file can still stretch the calendar.
How should depot overtime and Wildcat Saturdays sit in the asking price?
Isolate both. Buyers will compare a January inversion Tuesday against those spikes. Asking them to annualize an air-show week or a home date is how a tour dies.
