Sell a Business in Cedar City, Utah

Cedar City wages follow SUU and Intermountain, not St. George rooftops. How Iron County festival and campus files trade.

Southern Utah University and Intermountain Cedar City Hospital write the two paychecks every other Iron County shop has to live with. A hotel GM on Center Street, a clinic manager, and a lead tech who can keep a Cross Hollows crew moving already know what a faculty job and a hospital shift pay. They will not take an owner draw and call it a salary. The Utah Shakespeare Festival and the summer-arts calendar move downtown rooms in a way that looks like a different city. A January Tuesday after students leave is the test. Brian Head and Cedar Breaks add a cooler high-country overlay. They are not a St. George Zion-approach multiple and they are not a Las Vegas Strip wage.

Nothing here is Utah legal, tax, or licensing advice. Festival leases, water, and contractor questions belong with counsel before anyone circles a letter of intent.

SUU payroll and the hospital wage that holds January

A mid-sized public campus in a plateau city is payroll, a student hospitality file, and a faculty overlay that is not Utah Tech’s St. George growth story and not the University of Utah. Fall move-in and Thunderbird weekends help restaurant and retail rooms near campus and downtown. Summer session on campus is quieter; the Festival is louder. Write both calendars. A Center Street room that only looks good in July is still a seasonal file.

Brian Head ski Saturdays and a Cedar Breaks summer day help some rooms. They do not replace year-round hospital staff and Iron County households.

I-15 between two larger metros

Cedar City sits on I-15 between St. George to the south and the Wasatch to the north. Enoch and Parowan already share this labor pool. Enoch, Parowan, and Brian Head sit here when the book already shares SUU and I-15. They do not share a downtown festival rent. Brian Head folds here as a ski-and-cabin overlay, not a second listing page. Cross Hollows is the commercial-and-industrial edge.

A “we cover Southern Utah” construction or landscaping truck that is really one Cedar City crew is a route. Write the plateau. Write the I-15 miles. Write which Iron County ticket you actually hold. A Zion-approach Hurricane motel is a St. George file. A downtown Salt Lake professional suite is a Wasatch file. Neither is this page.

Cedar City is not St. George. There is no Washington County rooftop boom and no Zion visitor stack as the defining book. Cedar City is not Las Vegas. There is no Strip mega-resort payroll. St. George does not fold here to chase a Southern Utah URL.

Festival books that transfer and books that do not

A successor can run a Center Street hotel when a full year is already in the book, including a January Tuesday and a non-Festival week. Trades transfer when a lead already opens and the customer file is not one campus renovation year or one Brian Head season. Clinics transfer when patients call the practice. HVAC routes transfer when a second tech already opens.

Owner-held files fail the January test. The founder holds every Festival vendor relationship. The dining room only works in July. The construction book is one in-migration year that belonged to St. George and leaked north. Build a second person with the sale-prep roadmap, or price a job.

Utah trade tickets and professional boards keep an Iron County clock that Center Street handshakes do not move. Campus vendor lists, Festival concession assignments, and hospital credentials sit on another. Qualifying agents do not transfer because someone shook hands on Center Street.

Pricing a Center Street hotel against an Enoch route

A Festival-adjacent hotel or restaurant that already opens without the founder needs a full year that includes a quiet winter — plus a Festival-cycle haircut if July is the only good month. An Enoch or Parowan HVAC book that already rolls Enoch and Parowan without the owner is an Iron County route a buyer can staff. A hospital-adjacent clinic with a second provider prices on bench and recare. A Brian Head Saturday room that only looks good when the lifts are spinning is a seasonal file. A one-campus catering book is a concentration file.

Most owner-operated Iron County shops still price on SDE. Multi-crew trades and multi-site hospitality books can open EBITDA. Use the valuation guide.

Earn-outs show up when one Festival season, one campus cluster, or one ski year is a double-digit share. Seller financing is common when the student-and-arts calendar is the long pole. SBA works on documented books after a manager wage is in the model. We will not paste a Zion-approach multiple or a downtown Salt Lake multiple onto an Iron County truck.

Enoch and Parowan share this buyer pool. They do not share a Center Street Festival rent. A quiet January Tuesday is the file. A Shakespeare Saturday is a spike.

Iron County listing errors that cost the multiple

Sellers treat Cedar City as a junior St. George. Washington County growth is a different labor market. Write SUU. Write the Festival as a calendar, not a boom.

They annualize a Shakespeare season, a Thunderbird weekend, or a Brian Head powder year. Isolate those stretches.

They skip the town map. An Enoch license is not a Center Street receipt. Parowan sits on its own ticket.

They invite a St. George buyer who priced the plateau as cheaper Zion overflow. Diligence dies on that slide more often than on the Festival photo. Split campus hospitality, neighborhood trades, and medical before anyone picks a number.

They leave the founder holding every Festival relationship until the tour. If the owner still walks every concession, you are selling a job. Most Iron County shops still price on SDE in 2026 because the owner is still the book. Fixable — not a reason to borrow a Washington County rooftop multiple.

Cross Hollows industrial parks, Enoch rooftops, and a Center Street Festival night are three Iron County products. Brian Head’s cabin-and-lift overlay leaks labor on powder Saturdays and empties in May. Parowan sits on its own I-15 ticket. A St. George buyer who priced the plateau as cheaper Zion overflow will misread all four. Write the Festival as a lease calendar, not as a boom.

SUU vendor lists, a Shakespeare Festival concession, and an Intermountain credential sit on three calendars. A Center Street inn that only works in July is not an Iron County hospitality company until January exists on the P&L. Enoch rooftops already pay a hospital-competitive HVAC wage. Brian Head does not get to annualize May.

A buyer who only walked Center Street during the Festival will misprice an Enoch shop and a hospital suite in the same afternoon. Parowan rooftops fold here. They do not get a St. George rooftop multiple because I-15 is on the sign. Transition is local: the SUU vendor list, the Festival concession, and the Iron County ticket have to survive the handoff.
