BYU on a Thursday, Utah Valley Hospital, and a Lehi software door — Silicon Slopes in Utah County, not a Salt Lake City downtown canyon-commute multiple.

Campus Drive on a Thursday in March is already a working hill — students between classes, a clinic that books without a football Saturday, and a software door in Lehi that does not need a Salt Lake canyon commute to be real. Brigham Young University writes one calendar. Utah Valley University in Orem writes another. Silicon Slopes — Lehi, American Fork, Lindon — writes a third. Utah Lake is west. Provo Canyon and Bridal Veil Falls are a weekend leak, not a run rate. This file is Provo, Orem, Lehi, American Fork, Lindon, Springville, Spanish Fork, and Payson when the book already shares this labor pool. It is Utah County. It is not a Salt Lake annex because someone said I-15.

The Wasatch Front photograph well from either end. They do not share a multiple. What still moves here is software and IT that already invoice more than one campus or one Slopes tenant, restaurant rooms that survive a summer when BYU is thinner, medical suites that live on Utah Valley Hospital and Intermountain panels, accounting books that follow those owners, HVAC and construction on the I-15 rooftop grid, and tutoring that already works a full academic year.

If the file is a downtown Salt Lake tower, a State Street professional desk, or a canyon-commute story with a Park City overlay, start with Salt Lake City. If it is a Cache Valley campus-and-ag town, start with Logan. St. George is a desert retirement-and-visitor desk, not University Avenue.

Campus Hill on a Thursday, not a Salt Lake canyon commute

Isolate move-in, graduation, and a football Saturday. A restaurant that only works when students are in town is a seasonal file. See the restaurant guide. UVU in Orem is a commuter overlay — different hours, a different dining mix, and a quieter honor-code conversation than Campus Hill.

Silicon Slopes is the distinctive professional product Salt Lake City does not own from this end of the Front. Lehi, Thanksgiving Point, Adobe’s campus, and the software-and-SaaS doors along I-15 are a real software and IT file when recurring contracts already survive a product-cycle year. A book that lives on one tenant, one venture-backed customer, or one “Utah tech boom” caption is concentration. This is not a downtown Salt Lake professional suite and not a Park City visitor desk.

Utah Valley Hospital and Intermountain panels keep weekday medical demand that does not depend on a Cougar Saturday. See the medical practice guide. Provider bench is thinner than the Salt Lake medical corridor and deeper than a rural Utah town. Recruiting a replacement in Utah County is part of the file. A practice that is really one campus-family panel is concentration.

Provo is not Salt Lake. There is no State Capitol as the first slide and no TRAX downtown as the commute story. Write BYU, UVU, and the Slopes. Do not stamp a Wasatch Front slogan on a Spanish Fork shop. I-15 north toward Salt Lake is a leak. It is not a comparable.

Utah County buyers who already know Orem from Lehi

Operators already in Provo, Orem, or Lehi add a second door or a second crew. They already know a Campus Hill lease from a Thanksgiving Point office and they will not pay a downtown Salt Lake tower multiple for a Springville route.

Inbound software and healthcare buyers — including owners already in Salt Lake or already driving I-15 out of Utah County toward the point of the mountain — show up because the Slopes caption and the campus photograph well. They still underwrite a Utah contractor license, a city business license, and a summer enrollment trough the same way a local does. A “Silicon Slopes is inevitable” slide does not stand in for a quiet July on University Avenue.

Hospitality and tutoring buyers look at campus-adjacent rooms when a full academic year, including a summer session, is already in the file. They will not treat a football Saturday as a twelfth of the year.

SBA shows up on documented neighborhood routes and clinics when a manager wage is already in the numbers. One-tenant software books and one-campus vendor lists need counsel and a different capital conversation more often than a Lindon HVAC route does.

Honor-code overlay, a tech campus lease, and two city halls

Provo, Orem, Lehi, and American Fork are different occupancy and license maps. A Center Street room is not a Thanksgiving Point receipt. Springville, Spanish Fork, and Payson sit on their own rooftop files. They do not get a Slopes multiple because someone said Utah County.

Utah trade tickets and professional seals each keep a Utah County clock. Qualifying agents do not transfer because the buyer already has a Salt Lake County ticket. Campus-adjacent leases sometimes carry honor-code or student-housing language that a Lower 48 buyer skips. Software contracts, SOC-type customer requirements, and any assignment clause belong in week one of due diligence.

Football Saturdays, graduation weeks, and a single product-launch year are spikes. Isolate them. A book that only worked one venture-funded customer year is a history lesson. I-15 toward Salt Lake is a wage leak, not a comparable. A “we run the Wasatch Front” construction truck that is really one Provo crew is a coverage map. Drive time to downtown Salt Lake does not convert a Utah County file into that multiple.

Prepare the split with the sale-prep roadmap. Campus hospitality, Slopes software, neighborhood trades, and medical panels do not share a teaser.

What a Silicon Slopes teaser still has to prove on University Avenue

Most owner-operated Utah County shops still price on seller’s discretionary earnings. That is the right language for a University Avenue dining room, an Orem HVAC route, a single-site tutoring book, and most accounting suites. You add back owner pay and true one-time items. You do not treat a Cougar Saturday or a single SaaS-customer year as the run rate.

EBITDA opens when a multi-crew software or IT book or a multi-provider practice already runs without the founder and the customer file is not one campus purchasing desk. A diversified Slopes services book that already invoices more than one tenant is delivery depth plus a product-cycle haircut. A one-launch-year shop is a spike. See the valuation guide.

A Utah Valley Hospital-adjacent suite with a second provider can open a stronger conversation when patients already call the practice. A Center Street restaurant that only looks good on a football Saturday is a seasonal room. A Lehi shop that lives on one software tenant is concentration.

Earn-outs show up when one campus calendar, one tenant, or one product cycle is a double-digit share. Seller financing is common when the campus lease or the recurring-contract file is the long pole. We do not borrow a Salt Lake tower multiple or a St. George visitor multiple for a Provo door.

If the founder still holds the only engineering relationship a Slopes tenant will accept, that book is still one name until a second lead is on the roster. Orem and Lehi share this buyer pool. They do not share a Campus Hill Saturday rent.

Getting a BYU-adjacent book ready without a Wasatch Front slogan

Name the product first: a campus hospitality room, a Slopes software or IT book, a medical panel, or a neighborhood route. Those four do not share a teaser. Put a second person on the schedule. Map which share of sales is one campus overlay, one tenant cluster, and a quiet July. Write Utah County on page one so no one routes this to a Salt Lake canyon desk.

Then pull every city license, contractor file, the top-ten customer share, and monthly sales that include a non-football stretch and a summer enrollment trough. If one BYU-adjacent account or one Slopes tenant is a double-digit share — and on University Avenue it often is — isolate it. Get assignment, insurance, and any honor-code lease language in front of counsel before anyone tours on a perfect home Saturday.

On the market, we take software and IT books to operators who already understand a product-cycle year, and we take Utah County trades and clinics to owners already on this grid. Transition is local: the city license, the qualifying agent, and the campus or Slopes lease have to survive the handoff. In 2026 most owner-operated Provo shops still price on SDE. Multi-crew software groups and multi-provider practices can open EBITDA.

A buyer who only walked Campus Hill after a home Saturday will misprice a Lehi shop and a clinic in the same afternoon. Salt Lake’s canyon commute is not this page. Logan’s Cache Valley campus is not this page. A Cougar Saturday is a spike. A July Tuesday on Center Street is the file. I-15 leaks labor north; that wage belongs in the first model. Springville and Spanish Fork already sit in this labor pool. They do not inherit a Thanksgiving Point rent because someone said Silicon Slopes.
