A San Antonio buyer walked Seguin Avenue, photographed a tube stack on the Guadalupe, and priced a New Braunfels hotel as a cheaper River Walk box with better water. Diligence died on a January Tuesday. Schlitterbahn was closed. Wurstfest tents were gone. The room stack that looked like a company on a 100-degree Saturday was a seasonal file. One short-term-rental cluster still wrote a double-digit share of a cleaning-adjacent or landscaping book. I-35 already leaked labor toward San Antonio and toward Austin. New Braunfels is Comal County — two rivers, a waterpark, and a weekday grid that kept growing after the tubes were stacked. It is not the River Walk, not Fiesta, and not JBSA. That is the problem: inbound Alamo City capital keeps treating Gruene as discount downtown. The file that actually transfers is a hotel that already includes a January, a Canyon Lake lead-tech who starts the vans without the founder, or a Resolute-adjacent panel patients still call after Labor Day.

Canyon Lake sits on this page. It shares this buyer pool. It does not share a Seguin Avenue rent or a Schlitterbahn Saturday. Gruene, Creekside, and the Garden Ridge / Schertz edge already send households into this pool. Some of that edge already looks toward San Antonio. Name which desk the book actually sits on. Resolute Health keeps a civilian night payroll that ignores a tube Saturday. The Comal — one of the shortest rivers in the country — and the Guadalupe are the visitor machine. They are not a multiple.

Guadalupe Saturdays and the I-35 weekday

The rivers and Schlitterbahn are the visitor engine. Hotels, restaurants, bars, and retail that only look good on a tube Saturday are seasonal files. Wurstfest is a spike. Gruene Hall weekends are overlay. A quiet January Tuesday and a September weekday after the park closes are the test. Isolate both shoulders. Prepare the split with the sale-prep roadmap.

I-35 is the other engine. Comal County grew because San Antonio and Austin spill households onto this corridor. Construction, HVAC, and landscaping on New Braunfels, Canyon Lake, and the Garden Ridge edge are density — rooftops, HOAs, and a lead-tech wage that already competes with two metros. Recurring service beats a one-phase subdivision that filled because a builder ran hot, and it beats a one-summer STR cluster. A “we cover the I-35 corridor” truck that is really one Seguin Avenue van is a route.

Landa Park, the historic downtown, and the Comal banks are Saturday texture. They help some rooms. They do not convert a rooftop HVAC book into a river company. Canyon Lake’s water-and-second-home overlay is a different rent from downtown New Braunfels. Flood and dam-release language belong in week one on some boxes.

New Braunfels is not San Antonio. There is no River Walk, no Fiesta as the defining calendar, and no JBSA PCS file as the listing. It is not Austin. There is no Capitol and no campus stack. It is not Waco. There is no I-35-and-Baylor story as the book. It is Comal County, two rivers, and a corridor weekday.

Who should not buy a tube-season P&L

Operators already in New Braunfels, Canyon Lake, or along the I-35 edge add a second van or a second night manager. They already know which rooms die in January and which rooftops still ring after Labor Day. SBA shows up on documented neighborhood trades and clinics when a manager wage is already in the numbers. Tube-only hospitality usually needs a different capital conversation.

A San Antonio hospitality buyer who wants water without River Walk rent still underwrites a Comal license and a January occupancy the same way a local does. A “Hill Country edge” slide will not stand in for a Seguin Avenue week that includes a closed waterpark. We do not borrow a River Walk multiple or a Fiesta-week multiple for a Gruene room.

An Austin buyer who treated New Braunfels as cheaper I-35 lifestyle will skip the river seasonality and the San Antonio leak. Houston weekend capital that priced it as a smaller Hill Country resort will skip the weekday rooftop grid.

Stay off the listing if the thesis is “San Antonio without the downtown lease,” “Schlitterbahn as a company,” or a tube-season trailing twelve you have not split. Gruene is overlay on this labor pool. It does not get its own page.

Garden Ridge and Schertz invoices, if they exist, belong on the map. Some of those books already sit on a San Antonio desk. Name it.

How a Seguin Avenue book prices against a River Walk

Owner-operated Comal shops still price on seller’s discretionary earnings. That is the language for a Seguin Avenue dining room, a Canyon Lake HVAC route, a tube-season bar, and most landscaping books that still follow the founder. You add back owner pay. You do not treat a July Saturday as the year.

EBITDA opens when a multi-site hospitality or a multi-crew trade group already runs without the founder and the customer file is not one river season. Recurring rooftops beat a one-builder year or a single Wurstfest. See the valuation guide.

A hotel or restaurant that already includes a January can open a stronger conversation than a room that only worked Schlitterbahn week. A Resolute-adjacent clinic is provider bench and recare — not a San Antonio Medical Center multiple. A Canyon Lake construction route that already opens without the founder is density plus a wage that already knows an I-35 leak. A Gruene bar that only looks good on a hall Saturday is overlay. Earn-outs show up when one tube season, one STR cluster, or one builder is a double-digit share. Seller financing is common when the river-adjacent lease or the short-term-rental file is the long pole.

Canyon Lake and Gruene share this buyer pool. They do not share a downtown Comal rent. I-35 weekdays help some rooms. Isolate a January. The waterpark photograph is not the listing.

Do not stamp a River Walk multiple on a Seguin Avenue hotel. Do not stamp an Austin campus multiple on a Canyon Lake van. Write the Comal desk.

The Comal punch list before Schlitterbahn week

Name the product: a river hotel, a downtown room, a Canyon Lake rooftop route, or a clinic panel. Those four packets do not share a number.

Put a January manager on the schedule. If the founder still works every tube Saturday at the desk, you are selling a job.

Map the towns. New Braunfels, Canyon Lake, Gruene, Garden Ridge, and the Schertz edge are different occupational maps. A Canyon Lake license is not a Seguin Avenue receipt. Bexar or Travis tickets, if the trucks already cross, sit on a second desk.

Pull monthly sales that include a January and a week that is not Wurstfest or a 100-degree Saturday. If one river season or one STR cluster is a double-digit share, isolate it. Texas contractor licenses, river-use facts, and any short-term-rental rules sit on their own calendar.

Flood, dam-release, and a Guadalupe high-water week belong in the year on the doors they actually touch. They are not a San Antonio Fiesta season. A waterpark Saturday is overlay.

In 2026 most owner-operated New Braunfels shops still price on SDE. Multi-crew trade groups and multi-site hospitality can open EBITDA. A buyer who only stood on the Guadalupe on a tube Saturday will misprice a Canyon Lake HVAC route and a Resolute panel before the park closes. San Antonio’s River Walk is not this page. Austin’s campus is not this page. A January Tuesday is the file.
