Fort Collins wages follow CSU, UCHealth, and a taproom belt — not Denver DIA and not Greeley packing. How Larimer files trade.

UCHealth / Poudre Valley and the remaining hospital nodes write the civilian healthcare wage. Colorado State University writes the student-and-faculty overlay and a veterinary / research credit that inbound Denver buyers treat as Boulder. It is not Boulder. New Belgium, Odell, and the smaller taprooms write a visitor-and-local bar wage that is real and not the metro’s only payroll. A clinic manager on Harmony, an Old Town GM, and a Loveland HVAC lead already know those numbers. They will not take an owner draw and call it a salary. Buyers already argue about whether this is a bedroom or a standalone city. This is not a Denver Tech Center file, not Colorado Springs military, and not Greeley packing.

CSU pay, hospital wages, and a taproom overlay

A “we cover the northern Front Range” HVAC truck that is really one Fort Collins van is a route. Write I-25 toward Cheyenne and toward Denver as leaks, not those multiples. An Old Town bar or restaurant that already opens without the founder needs a full year that includes a quiet semester — plus a Rams-cycle haircut if October is the only good month. A Harmony Road clinic with a second provider prices on bench and recare. A Loveland truck a second tech already starts off Harmony is transferable Front Range density and a lead-tech wage. A one-taproom production book is a concentration file. A College Avenue retail shop that only looks good on move-in is a seasonal room.

Northern Front Range listing mistakes

Sellers treat Fort Collins as a Denver bedroom. Year-round CSU and hospital payroll are a standalone weekday product. Write that.

They annualize a Rams Saturday or a brewery-tour week. Isolate those stretches.

They skip the city map. A Loveland license is not a Fort Collins receipt. Windsor is a seam, not a Greeley comparable and not automatically this ticket.

They invite a Denver buyer who priced Old Town as cheaper LoDo, or a Greeley buyer who priced it as prettier packing country. Diligence dies on that slide more often than on the taproom photo. Split campus hospitality, hospital-adjacent, and neighborhood trades before anyone picks a number.

They leave the founder holding every campus relationship until the tour. If the owner still walks every College Avenue hallway, you are selling a job. Most Larimer shops still price on SDE in 2026 because the owner is still the book. Fixable — not a reason to borrow a packing-plant multiple.

A buyer who only sat in I-25 traffic will still need the Larimer desk named. Transition is local: the qualifying agent, the liquor license, and the hospital credential have to survive the handoff.

UCHealth Poudre Valley Hospital, Colorado State University’s weekday payroll, and the leftover New Belgium / Odell taproom overlay still set who can be hired when Old Town is a quiet semester. Harmony Road and the south-side medical box are density. Loveland’s Centerra and the US-34 retail parks are a flatter ticket. Windsor sits on a Greeley seam; we name it when the book already lives here.

A buyer who only sat in I-25 traffic still needs the Larimer County contractor desk and the hospital credential named. We will not fold a Denver Tech Center file or a Boulder campus file into this northern Front Range book. Horsetooth and a CSU home Saturday are overlay. Isolate them. The Cache la Poudre is geography, not a resort multiple.

A NewWestFest Saturday and a CSU ram-home night help some Old Town rooms. Isolate them. The Midtown / Mason Corridor professional box is weekday product. Write Larimer County before anyone pastes a Boulder Pearl Street multiple.
