A Charlotte buyer drove down I-77 last March, sat a consulting office on Gervais during session, and offered a bank-tower-adjacent number before anyone pulled a quiet interim Tuesday. The same week a Lexington HVAC owner wanted that number because both businesses sat in the Midlands. They were not the same file.

Walk the Gervais book first. Agencies, the legislature, and the professional overlay that sells into session can look brilliant in March. A founder who still walks one committee hallway is personal goodwill. The book lived on one department. Sine-die week already showed in last year’s P&L. That is the deal — not the State House photograph from Finlay Park.

Walk the Lexington route next. Lexington County rooftops, a desk that is not downtown Columbia, and a second lead already opening. Recurring service, not a one-phase subdivision book. There was no Williams-Brice Saturday and no Fort Jackson graduation Friday in the P&L. The inbound number the Charlotte buyer wanted would have overpaid a one-committee shop and underpaid a staffed suburban truck.
