Northern Light Eastern Maine and St. Joseph write the civilian healthcare wage that every other Penobscot shop has to live with. Bangor International Airport’s long-runway leftover — the old Dow Air Force Base — writes a logistics-and-tech-stop overlay for warehouse and trucking. A clinic manager on Hogan Road, a dispatcher who already treats I-95 as the pipe to the Maritimes, and a hotel GM already know those numbers. Sellers treat Bar Harbor traffic as the business. The weekday product is a regional hospital pair and an I-95 logistics hub. Isolate the summer pipe.

They annualize a tech-stop year or a foliage weekend. Isolate those stretches.

They skip the town map. A Brewer license is not a Bangor receipt. Hermon sits on its own ticket.

They invite a Portland buyer who priced Bangor as cheaper waterfront, or a Manchester buyer who priced it as cheaper tax country. Diligence dies on that slide more often than on the runway photo. Split hospital-adjacent, airport logistics, and neighborhood trades before anyone picks a number.

They leave the founder holding every airport relationship until the tour. If the owner still walks every tenant hallway, you are selling a job. Most Penobscot shops still price on SDE in 2026 because the owner is still the book. Fixable — not a reason to borrow a Casco Bay multiple.

A buyer who only sat in I-95 traffic will still need the Penobscot desk named. Transition is local: the qualifying agent, the airport vendor list, and the hospital credential have to survive the handoff.
