Hop kilns, apple-pack windows, and H-2A housing — how Yakima files price when Wenatchee’s Columbia docks and Seattle tech are the wrong comps.

Yakima’s year is a hop kiln and an apple-pack window, not a twelve-month campus or a reactor outage. Yakima Valley hops — yards, kilns, pellet plants, brewery contracts — run a harvest-and-processing calendar that is not even. Tree fruit (apples, cherries, juice grapes in some pockets) runs a different pick-and-pack calendar. CA storage and cold warehouse rooms stay busy after the pick; staffing and trucking swell during it. Isolate both calendars. A hail year, a frost, or a light hop contract is a spike, not something to smooth. Wine in Rattlesnake Hills and the Yakima Valley AVA is a third pulse — tasting Saturdays, a Prosser-adjacent itinerary — that helps some rooms and does not rebuild a Tuesday between picks. The Central Washington State Fair is a fourth, shorter pulse. Treat it as a pulse, not a year.

Hop kilns and the apple-pack window

Hops are the named industrial product this valley still owns. Manufacturing that pellets, kilns, and ships into a brewery contract underwrites on remaining volume, assignment, and a quiet craft-beer year. A handshake at the kiln is not an asset. A book that lives on one merchant, one variety, or one brewery year is concentration.

Apples and the broader tree-fruit belt are the other half. Packing, CA storage, Borton Fruit and Washington Fruit as named houses (not the only houses), pack-out claims, and who owns the brand on the carton belong in week one. Cherries compress the calendar even harder. A frost or hail year is a spike. Isolate it.

Wine is overlay, not the town. A tasting-room Saturday is not a kiln run rate and it is not a Napa château file. Yakama Nation’s presence around Toppenish is a sovereign-jurisdiction fact on some labor and land files — write it when the book already touches it, do not treat it as color.

Yakima Air Terminal (YKM) is a regional field, not Sea-Tac. I-82 is the spine — northwest toward Ellensburg and the Cascades, southeast toward the Tri-Cities. US-97 is the north-south leftover. A “we cover the valley” truck that is really one Selah-to-Sunnyside crew is a coverage claim.

Valley work that is not a tasting itinerary

MultiCare / Yakima Valley Memorial and the clinic belt keep a medical payroll that does not depend on a pick. A practice that is really one packing-family or one hospital-leak book is concentration.

Neighborhood HVAC and construction on the rooftop grid in Yakima and Selah are density and a lead-tech wage. Recurring service beats a one-pack overflow or a single tasting-room build. Pacific Avenue and Nob Hill are different commercial rents from downtown and from a Sunnyside dock. They share this buyer pool. They do not share a cover multiple.

Staffing that already works more than one plant or more than one pick window is a product. A single-commodity twelve-week book is a spike. Packing, hop processing, and dedicated trucking lanes can open a stronger conversation when a plant lead already exists and the grower or merchant file is diversified. SBA still finances documented Main Street shops when a manager or plant-lead wage is already in the model.

In 2026 most owner-operated Yakima shops still price on SDE. A multi-line packing or hop-processing group that already runs without the founder can open EBITDA. The valuation guide is the national frame; the local haircut is water, H-2A, and a light-crop year.

Who imports Hanford or South Lake Union math

Operators already in the valley adding a second town or a second commodity are the cleanest match. They already know I-82 time and a 4 a.m. receiving dock.

Seattle buyers who treat a Sunnyside dock as cheap industrial rent overpay for the wrong thesis. There is no Boeing line and no Amazon campus here. They still have to underwrite Washington contractor licenses, two city desks, and a manager wage the way a local does. A “the valley feeds the world” slide cannot paper over hop-and-apple weekly receipts that include a light hop year and a frost.

Tri-Cities buyers who import a Hanford clearance multiple make the other mistake. DOE, a clearance wage, and a reactor-outage calendar sit downriver on the Kennewick page. Do not mix the two to chase a URL. Wenatchee buyers who already priced Stemilt and a Columbia confluence still need this hop kiln named as a different overlay — apples exist in both valleys; pellet plants do not.

Staffing strategics belong when the plant file is more than one line. Lifestyle buyers who drove I-82 on a harvest Saturday and decided Yakima is a wine town will overpay for a tasting room and underpay for a Selah clinic. Send them a Tuesday between picks.

Water districts, H-2A housing, ammonia rooms

Irrigation and water sit on orchard and hop files. A drought year or a district allocation change is diligence. Counsel has to read it before anyone treats a block as perpetual volume. This is not a Seattle rainfall story.

H-2A, farm-labor contractors, and housing are a staffing and compliance file. A book that only works when the pick is on is a seasonal file. Farm-labor contractor licenses do not automatically transfer. Housing that the founder “just handles” is personal goodwill until a successor can staff it.

City of Yakima, Selah, and Sunnyside are different occupational maps. A Yakima qualifying name does not become a Selah or Sunnyside ticket because the pack already shares labor. Food-safety registration and cold-storage ammonia files belong in week one of diligence. An ammonia room is an environmental and insurance conversation, not a footnote.

Wildfire smoke weeks and a Cascades pass closure on I-82 take days off some books. Write them into the year. Prepare with the sale-prep roadmap: split hops, tree fruit, suburban trades, and tasting rooms before you pick a number.

Landlords on a packing dock, a Nob Hill strip, and a downtown tasting lease do not underwrite the same way. Cold-storage leases can carry ammonia, energy, and seasonal-throughput language a restaurant landlord never wrote.

Frost-year earn-outs and a cold-storage note

Cash-at-close is easiest on a documented Selah HVAC route or a clinic that already opens without the founder. Buyers still haircut a one-person dispatch job.

Earn-outs show up when one grower, one brewery contract, or one hail year is a double-digit share. The local reason is the crop: a buyer will not pay a fat pack year as perpetual volume. Write the earn-out around a quiet pack and a light hop year.

Seller financing is common when the cold-storage lease, the water file, or the H-2A housing stack is the long pole. A note also shows up when the buyer is a valley operator who can run the floor but cannot clear a full down payment on a kiln or a CA room. Holdbacks belong on pack-out claims, receivable quality, and any open ammonia or environmental item.

If the founder still dispatches every stop from a pickup, the hop-and-apple file is still a founder pickup until a second dispatcher owns Selah and Sunnyside. Selah and Sunnyside share this buyer pool. They do not share a downtown rent. A quiet Tuesday between picks is the file. Hops are a contract file. Apples are a pack file. Neither is Hanford. Neither is Wenatchee’s confluence story.
