Oklahoma City prices around the Capitol, Tinker Air Force Base, and a different energy-admin desk. Dallas prices around DFW campuses. Tulsa is an inland-river and aerospace city with an energy-headquarters past, not a Dallas campus that happens to sit on I-44. The Tulsa Port of Catoosa on the McClellan-Kerr Arkansas River Navigation System, American Airlines’ maintenance base and the aero-supplier belt, the older Oil Capital office overlay, and a two-county map that already treats Tulsa and Wagoner / Rogers industrial as different desks are the facts. Gathering Place Saturday is a spike.

What changes hands is a Catoosa barge-adjacent warehouse that already has more than one terminal customer, a Broken Arrow HVAC route that already opens without the founder, and a medical suite that patients still call after the founder leaves. A Bricktown comparison is the wrong city.

A river port, aero, and an oil-capital overlay — not Tinker and not DFW

The Port of Catoosa is the distinctive industrial product — an inland waterway to the Mississippi system, barge, rail, and warehouse that Oklahoma City does not have. This is not Houston’s deep-water Ship Channel and not a Great Lakes bulk harbor. It is a McClellan-Kerr lock-and-dam calendar, a grain-and-industrial mix, and concentration if one barge customer or one rail contract is the book. Manufacturing and staffing that live on one terminal are personal goodwill until the work assigns.

Aerospace — American Airlines’ Tulsa maintenance base, NORDAM and the aero-supplier orbit, and the flight-test / interiors shops that follow that payroll — is a weekday fact OKC’s Tinker depot does not duplicate. Different customer, different badge office, different union and FAA-repair-station overlay. A book that only works because the founder knows one planner on the hangar floor is not an asset yet. Program cancellations and heavy-check cycles move staffing more than a Gathering Place weekend does.

The Oil Capital overlay is older office and accounting rooms, not a 2026 multiple. Saint Francis and Hillcrest keep a medical payroll that does not wait on a commodity year. Tulsa is not Oklahoma City. There is no Capitol session and no Tinker depot as this page’s post. It is not Dallas. There is no DFW campus stack. It is a river port, an aero base, and an older energy overlay.

Catoosa docks, hangar vendors, and Brookside rooms

Port and manufacturing. Diversified barge, rail, and plant files with a second lead already on the floor can support a real conversation. Recurring multi-customer work beats a single terminal.

Aerospace staffing and manufacturing. FAA-repair-station and hangar-planner files hold when the customer list is more than one program.

Healthcare and professional services. Medical and accounting hold when the book calls the firm.

Trades. HVAC and construction on Broken Arrow and Owasso rooftops live on recurring service. A one-phase hangar project is a spike.

Do not apply an Oklahoma City Tinker multiple to an American hangar vendor. Do not apply a Dallas campus multiple to a Catoosa dock. Do not apply a Gathering Place Saturday to a January HVAC route.

Broken Arrow, Catoosa, Owasso — who stays on this page

A seller note is common when the terminal file or the hangar program is the long pole. Write the note so a successor can service it after a real wage.

A buyer who only walked Blue Dome on a Friday will confuse a Broken Arrow HVAC route with a downtown lunch room before noon. The McClellan-Kerr lock calendar and a heavy-check cycle move staffing more than a center-street festival does.

Oral Roberts leftover and the University of Tulsa add small weekday rooms. They do not turn a Catoosa dock into a campus book. Oil Capital office leftover is texture, not a 2026 multiple. I-44 toward Oklahoma City and the Creek Turnpike toward Owasso and Bixby are different leaks. Write the stops you actually run. A “we cover Green Country” truck that is really one Tulsa County van is a map problem.

Housing that only penciled when a hangar was at full heavy-check is a cycle. Recruiting a planner who will stay in Tulsa — and not take a Dallas or Tinker offer — is diligence. Prepare two years of weekly sales that include a quiet lock week and a cancelled-program quarter. Name the terminal, the hangar desk, and the person who already opens when Gathering Place is empty.
