Banner-University is the medical overlay. I-10 is moving toward Phoenix and New Mexico. I-19 is already a produce-and-maquiladora truck toward Nogales. The listing desk is Tucson, Oro Valley, Marana, Sahuarita, Green Valley, and the I-10 / I-19 box.

Heat still matters. June through September outdoor construction loses hours. Arizona’s lack of a wage income tax still brings inbound buyers. They still have to underwrite a smaller labor market and a federal concentration story. This is not Phoenix. There is no Loop 101 sprawl story, no TSMC construction year to treat as the run rate, and no Scottsdale wealth corridor.

Medical suites live on Banner-University. Restaurants and retail have to survive a UA summer. Staffing and warehouse that sell into defense programs are the federal-adjacent product. HVAC lives on Oro Valley and Marana rooftops. Accounting books need clients who still call the firm after the founder leaves.

If the file is Maricopa sprawl, Sky Harbor, or TSMC, start with Phoenix. We use the same buyer discipline we use in Albuquerque or El Paso. Tucson is related to El Paso in the same way two border-adjacent metros can share a freight language. It is not El Paso’s international bridge file. Arizona clearance and customs language sit with counsel. Read the recompete file and the heat calendar before anyone dates a letter.

Raytheon and Davis-Monthan sit beside a UA summer

The University of Arizona is weekday payroll, a medical and Banner-University overlay, and a student hospitality file that is not a Phoenix snowbird book. Fall move-in and basketball weekends help some restaurants and retail. Summer session is quieter. A Fourth Avenue or Main Gate book that only looks good in October is a seasonal room. Faculty and hospital staff are the durable demand.

Raytheon / RTX and the aerospace cluster are a federal-and-contractor overlay. Staffing, machine-adjacent warehouse, and professional services that sell into defense programs are a real product. Davis-Monthan is a second federal payroll. Off-base HVAC, auto, food, and housing-adjacent trades feel PCS cycles and deployment tempo. They are not a Raytheon engineering book and not a UA student patio. A shop that only works one gate or one housing contract is concentration.

Border adjacency is freight and a diligence overlay, not a tourism slogan. I-19 south toward Nogales is produce, maquiladora-adjacent cargo, and a different customs calendar. I-10 east toward New Mexico and west toward Phoenix leak trucks. A warehouse that lives on one broker or one produce season is a spike.

Tucson is not Phoenix. The buyer pool and the payroll mix are Pima, not Maricopa. Heat still matters, but the story is UA, defense, and a border-adjacent dock — not TSMC and not Scottsdale. Saguaro National Park and Fourth Avenue photograph well. They do not rebuild a quiet July. Tucson International and the aerospace parks south of town are weekday industrial texture. El Con and Tucson Mall are trip retail that do not underwrite a Raytheon badge. A book that only works Gem Show week or a basketball Saturday is a hospitality spike. Green Valley’s retiree overlay and Sahuarita’s rooftop growth do not share a Main Gate cover.

Pima operators who already price heat hours

Owners already running a second clinic in Tucson, Oro Valley, or Marana know I-10 time and which campus or which gate the book actually uses.

Inbound Phoenix owners looking for a cheaper southern desk still underwrite an Arizona contractor license, a clearance file, and a UA summer the same way a local does. A “Tucson is the next Maricopa” slide is no substitute for Pima summer weeks that include a quiet July.

Owner-operated Tucson shops still price on seller’s discretionary earnings. That is the language for a Fourth Avenue dining room, an Oro Valley HVAC route, a one-program staffing book, and most accounting suites. You add back owner pay. You do not treat a basketball weekend or a produce season as the year.

A midtown clinic is provider bench and whether patients call the practice. An Oro Valley HVAC book that already leaves without the owner is Pima County coverage and a lead-tech wage. A Main Gate restaurant that only looks good in October is a seasonal room.

Earn-outs show up when one UA cycle, one Raytheon program, or one produce season is a double-digit share. Seller financing is common when the clearance file or the student calendar is the long pole. We do not borrow a Phoenix sprawl multiple or an El Paso bridge multiple for a Pima County truck.

Name the product: a campus room, a defense-adjacent book, a Davis-Monthan off-base file, or a suburban route. Put a second person on the schedule. Map which campus desks, which gates, and which I-19 miles you actually work.

Then pull every occupational license, the top-ten customer share, monthly sales that include a UA summer and a non-produce week, and any clearance or customs language. If one program or one broker is a double-digit share, isolate it.
