That is Douglas: an eastern Arizona land-port overlay on a leftover smelter town and a ranch-and-rooftop desk. It is not Sierra Vista and it is not Tucson.

This page is Douglas, Pirtleville, and the southeast Cochise box that already shares this labor pool. Bisbee is a visitor leak up US-80. It does not become this listing because someone said Cochise. Copper Queen and Southeast Arizona Medical still schedule midweek

Copper Queen Community Hospital in Bisbee and the remaining Douglas clinic belt — including Southeast Arizona Medical-adjacent rooms — keep weekday medical demand that does not depend on a crossing Friday or a Bisbee Saturday. Provider bench is thinner than Tucson and different from Sierra Vista’s fort-adjacent recruiting. Recruiting a replacement who will stay in southeast Cochise — and not take a Pima or a fort-town offer — belongs in the model. Patients who already call the practice are the asset. A clinic that already serves year-round households plus a crossing overlay transfers when patients call through a quiet gate week. A panel that only looks full on a payday Friday is a season.

Who should not treat Douglas as cheaper Fort Huachuca

Operators already in southeast Cochise adding a second crew or a second suite already know which gate week is slow and which Bisbee Saturday is someone else’s caption.

Port-adjacent and leftover-industry buyers who have already run a small land-port calendar are a better conversation than a Sierra Vista inbound who wants “cheap fort town.” Healthcare buyers look at clinic books when patients already call the practice.

Who should not buy. A Fort Huachuca buyer who wants Douglas at an intel-contractor multiple. A Tucson campus buyer who wants Pima density. A Nogales produce buyer who wants Mariposa volume on an eastern gate. A Bisbee tourist who modeled one stair-street Saturday as twelve months.

SBA works when sales are documented and a manager wage is already modeled. One-broker crossing books and visitor-only rooms usually need more equity and a seller note. Earn-outs show up when one gate year, one leftover contract, or one quiet summer is a double-digit share.
