SBA still finances documented mainland routes and clinics when a manager wage is already modeled. Island hospitality and storm-rebuild years need more equity. Seller financing appears when the flood binder or a marina lease is the long pole. Earn-outs show up when one summer, one storm-rebuild year, or one island landlord is a double-digit share. If the founder still takes every January no-heat call from a pickup, you are selling a job until a second tech is already on payroll.
A buyer who only drove Route 37 on a July Friday will misprice a Lakewood panel and a mainland plumbing route in the same afternoon. A fireworks night is a spike. A January Tuesday is the file.
