Until the Dare County occupancy desk and the management agreement will accept a new entity — insurance minimums, a second approved contact, and any credential path the rental program actually uses — the cottage book is a person. Counsel learned it after the buyer had already priced Croatan Highway as if a cheaper Virginia Beach oceanfront transferred the way an Atlantic Avenue lease does. Jockey’s Ridge weekends and a Kill Devil Hills fold

Jockey’s Ridge is the visitor product most buyers came to photograph after they skipped the rental desk. Restaurant rooms, retail doors, and gift shop calendars on Croatan Highway transfer when a full year is already in the book — including a January Tuesday and a midweek without a dune Saturday. A dining room that only works because a holiday weekend filled the bypass is a seasonal room. Isolate July, August, and a single large event month.

Kill Devil Hills and Kitty Hawk fold here when the invoices already name them. They sit on this labor pool. They do not share a Nags Head cottage rent. A Kill Devil Hills Wright Brothers overlay and a Nags Head rental desk are different occupancy stories. Do not paste an Ocean City Boardwalk onto either one.

Dare County clerks, a rental CUA, and a bridge clock

North Carolina contractor and professional licenses sit on their own calendar. A Virginia Beach or Virginia ticket from an oceanfront buyer is not a Dare County qualifying agent. A Pasquotank license from an Elizabeth City-side buyer is not a Nags Head receipt. Name the clerks you actually invoice.

Rental-program assignment belongs in week one if the book lives on the cottage list. Occupancy tax, CAMA language, and any commercial-use overlay on Croatan Highway sit on other desks. A Kill Devil Hills license is not a Nags Head city receipt. Kitty Hawk adds a clerk and a different visitor mix. Diligence here fails on a Virginia Beach buyer who priced the Outer Banks as a cheaper oceanfront satellite more often than it fails on the dune photograph. Labor leaks inland toward Elizabeth City wages and off-island in January. Write that wage before the first tour.

SBA can fit a documented inn or a management book when a manager wage is already real and a January exists on the P&L. Single-season gift doors and single-July cottage shops usually need more equity. Walk a Colington HVAC and landscaping route as a third texture. First-ring cottages, a township desk that is not Nags Head city’s alone, and a second lead already opening. Recurring service, not a one-phase storm restoration.
