The trucking book we walked at the Port of Muskogee had a year that looked like a Tulsa annex because one barge-season contract and one Catoosa overflow month had been dumped into the same P&L. A Brookside buyer who wanted “cheap river coverage” treated downtown Muskogee as a farther Broken Arrow and left when we isolated the high-water week and asked who already opened the yard when the founder was off the radio. The buyer who stayed already understood the McClellan-Kerr Arkansas River Navigation System as a working waterway, not a postcard. They wanted a Tuesday that was not Azalea Festival, a second dispatcher, and Saint Francis Muskogee recare that was not the file. That is Muskogee. It is not Tulsa.

The same quarter we opened a Fort Gibson HVAC route whose residential work already left without the owner, and a Honor Heights-adjacent medical suite whose patients called the clinic after the physician was out. A downtown restaurant that only penciled on festival weekend was a fourth ticket. Do not price a port yard, a Fort Gibson rooftop, and a Broadway dining room as one Gathering Place Saturday borrowed from Tulsa County.

Treat this as river-port market texture, not Oklahoma waterway, tribal-contracting, or licensing advice. Put counsel on port leases and any assignment language before anyone drafts an LOI.

Three Forks freight that has to move on a low-water week

Muskogee’s transferable product is a port-adjacent warehouse or truck book that already invoices when the river is quiet, remaining manufacturing that sells into more than one barge customer, or a clinic panel that holds. The Port of Muskogee is the distinctive weekday desk — grain, steel leftover, and inland-waterway freight on the Arkansas. It is not Tulsa’s Port of Catoosa, and it is not American Airlines’ maintenance base. A book that lives on one barge season or one overflow contract is concentration.

The river city, not Brookside and not Stillwater’s campus

Muskogee is a Muskogee County river-port city at the Three Forks — Arkansas, Verdigris, and Grand — with US-69, US-64, and the Muskogee Turnpike as the highway overlay. Tulsa is Catoosa, American’s base, and an Oil Capital office leftover. Those desks do not share a Broadway rent. Stillwater is OSU. Lawton is a fort city. Enid is a different plains industrial leftover.

Tahlequah and the Cherokee Nation capital sit east as a real adjacency. They leak some labor and some contracting. They are not this page’s defining rent. A “we cover the river” truck that is really one Muskogee crew is a map, not a company.

Prepare the split with the sale-prep roadmap. A low-water Tuesday is the file. An Azalea Saturday is a spike.

Fort Gibson folds; Tulsa stays its own port story

Fort Gibson already shares this labor pool as an east-county rooftop and historic overlay. It folds here. A Fort Gibson occupational license is not a Muskogee receipt. Those two desks do not share a port-yard CAM.

Due diligence on these files fails on waterway leases and concentration more often than on an azalea photograph. Port assignment language, floodplain items on some boxes, and whether the customer file is one barge line or three names belong in week one. City of Muskogee and Fort Gibson write different receipts. Pull every letter. Oklahoma contractor licenses sit on their own calendar.

VA and Saint Francis recruiting is thinner than Tulsa’s two-hospital story. Put that wage in the clinic ask. SBA still finances documented neighborhood routes and clinics when a manager wage is already modeled. One-barge books and one-festival rooms need more equity.

Seller financing appears when the port lease or the remaining industrial contract is the long pole. Earn-outs show up when one waterway season, one overflow month, or one festival weekend is a double-digit share. If the founder still holds the only radio a terminal will answer, you are selling a job until a second dispatcher is already on payroll.

A buyer who only drove the Turnpike from Tulsa for lunch will still need the river customer file named — one operator, a low-water Tuesday, Oklahoma contractor language — before anyone writes a letter. A festival Saturday is a spike. A February Tuesday on Broadway is the year.

Name the river desks. The Port of Muskogee yard, Broadway, Honor Heights, and Fort Gibson do not share an Azalea Saturday or a Catoosa dock rent. Remaining waterway work is weekday industry when the customer file is more than one barge line. VA recruiting is thinner than Tulsa. Those Turnpike minutes are a wage leak, not a Brookside multiple. Photograph the low-water Tuesday. Leave the festival mural in the appendix. A founder who still holds the only terminal radio is selling a job until a second dispatcher is already on payroll.

Taking a Three Forks packet up without importing Brookside

Name the product: port yard, Broadway hospitality, VA-adjacent panel, or Fort Gibson route. Isolate the barge season and Azalea Festival. Write Muskogee County on page one so a Tulsa buyer does not waste a tour. A coverage claim has to name the actual river city.

Inbound Tulsa buyers still have to underwrite Muskogee licenses and a labor pool that leaks toward Catoosa overtime. Those minutes are a wage fact. They are not a Brookside multiple.

Spring Hill lists the Arkansas River city, not Catoosa
