The asset that leaves with a buyer in Laramie is an Ivinson Avenue lease a manager already opens when campus empties, a bar book that still works in summer session, or a West Laramie lead-tech who starts the trucks in a wind week. The University of Wyoming is the state’s only four-year university. Elevation is 7,200 feet. I-80 wind and winter already explain the labor calendar to every trucker. If the only volume is a thin football Saturday or a closed-pass hotel night, you are selling a spike until a second name holds the keys.

West Laramie, the UW campus box, and the Grand Avenue edge already share this labor pool. Ivinson Memorial, Vedauwoo, the Snowy Range, and Laramie Regional Airport (LAR) are local facts. Forty-five minutes east toward Cheyenne is a wage conversation, not a second listing page. Fort Collins is CSU, craft beer, and I-25 north as a Front Range city. It is not this pass.

Laramie is a University of Wyoming and I-80 wind city in Albany County, not a Cheyenne annex and not a Gillette coal town. Cheyenne is the Wyoming Capitol, F.E. Warren, and the I-80 / I-25 cross as a government city. Gillette is Powder River on I-90. Fort Collins is a Front Range bedroom-and-beer mix. None of those three share a 7,200-foot campus calendar.

Due diligence here fails on a buyer who priced Albany County as a Front Range suburb more often than on the pass photo.

Do not stamp a Cheyenne session multiple on an Ivinson room. Do not stamp a Fort Collins beer-town multiple on a West Laramie route. Do not treat a closed-pass hotel night as twelve months.

How a thin-campus file gets financed

Owner-operated Albany County shops still price on SDE. Multi-site hospitality and multi-crew trade groups that already run without the founder can open EBITDA. The valuation guide is the math. The number follows a campus-empty August and a wind week, not a Cowboy photograph.
