Creek Street on a January Tuesday is already the honest room — boardwalk wet, no ship on the dock, and a parts order that still has to wait on a barge or a floatplane. There is no road to the rest of North America. Freight arrives by Alaska Marine Highway, container, or air into Ketchikan International on Gravina Island. Working capital here is larger than a Lower 48 I-5 story and different from a Juneau session story. This file is Ketchikan, Saxman, and the island box that already shares this labor pool. It is the First City on the Inside Passage. It is not the capital because someone said Southeast.

The totem and the cruise photograph well. They are not the year. What still moves after the last ship is a hotel key that already survives a midweek in January, a restaurant room with a local dinner book, retail and gift that is not only a ship-day bag, construction and HVAC that already open when the ferry calendar stalls a job, medical suites that live on PeaceHealth Ketchikan Medical Center, and staffing that already works more than one ship season.

If the file is the Alaska State Capitol, a session week, or a Mendenhall tram overlay, start with Juneau. If it is Ted Stevens cargo and a year-round road grid, start with Anchorage. Fairbanks is an Interior campus-and-military desk, not Tongass rain.

Creek Street on a January Tuesday is the honest room

Ketchikan is a roadless island city with a cruise overlay, not a slogan about “Alaska tourism.” The docks, Creek Street, and the downtown gift rooms are a real hospitality file when a January Tuesday is already in the P&L. A hotel or restaurant that only looks good on a July ship Saturday is a seasonal room. Isolate cruise days the way the restaurant guide isolates a one-weekend calendar. Misty Fjords and a floatplane afternoon are second overlays. They are still not a run rate.

Saxman is the totem-and-community desk south of town. It sits in this labor pool. It does not share a Creek Street ship-day rent. Tongass Avenue and the north-end residential grid are year-round rooftops. A “we cover Southeast” construction truck that is really one island van is a local route. The ferry calendar can stall a job twice — once on weather, once on the sailing.

Passage operators who already know a ship day from a rainy Thursday

Owners already running a second door on the island add a key or a crew. They already know a dock lease from a Tongass Avenue shop and they will not pay a Juneau session multiple for a Saxman room.

Inbound hospitality buyers — including operators already in Juneau or already flying the Alaska Airlines jet out of Seattle — show up because the cruise photograph well. They still underwrite an Alaska contractor license, a Ketchikan Gateway Borough desk, and a January occupancy trough the same way a local does. A “Inside Passage always has a ship” slide does not stand in for a rainy Thursday when the dock is empty.

Trade and clinic buyers look at year-round rooftops and a parts calendar that already assumes barge delay. They will not treat a July ship Saturday as a twelfth of the year.

SBA shows up on documented neighborhood routes and clinics when a manager wage is already in the numbers. One-dock books and one-ship-season gift rooms need more equity than a Tongass HVAC route.

Cruise leases, a floatplane calendar, and a Juneau inbound who priced the capital

Ketchikan and Saxman are different occupancy maps. A Creek Street lease is not a north-end rooftop receipt. Gravina Island is the airport, not a second downtown. Sitka and the rest of the Passage are not this page.

Alaska trade tickets and professional seals each keep a Gateway Borough clock. Qualifying agents do not transfer because the buyer already has a Juneau ticket. Dock leases, cruise-concession language, and barge working-capital assumptions belong in week one of due diligence.

Ship Saturdays, a Misty Fjords weather window, and a single packed season are spikes. Isolate them. A book that only worked one record cruise year is a history lesson. Air time to Juneau or Seattle is a leak, not a comparable. A “we cover Southeast” HVAC truck that is really one island van is a coverage map. A jet to the capital does not convert this file into a Juneau multiple.

Prepare the split with the sale-prep roadmap. Dock hospitality, neighborhood trades, medical panels, and seasonal gift books do not share a teaser.

Pricing a First City book without a capitol or a glacier tram

Most owner-operated Ketchikan shops still price on seller’s discretionary earnings. That is the right language for a Creek Street dining room, a Tongass HVAC route, a single gift shop, and most year-round service books. You add back owner pay and true one-time items. You do not treat a July ship Saturday as the run rate.

EBITDA opens when a multi-door lodging group or a multi-crew trade book already runs without the founder and the customer file is not one cruise concession. Earn-outs show up when one dock lease, one ship season, or one floatplane calendar is a double-digit share. Seller financing is common when the concession file or the barge working-capital story is the long pole. We do not borrow a Juneau capitol multiple or an Anchorage cargo multiple for a Creek Street key.

If the founder still holds the only dock relationship a cruise line will accept, that book is still one name until a second manager is on the roster. Saxman shares this buyer pool. It does not share a Creek Street Saturday rent.

Readying an island sale file that still turns after the last ship

Name the product first: a dock hospitality room, a year-round medical panel, a neighborhood route, or a seasonal gift book. Those four do not share a teaser. Put a second person on the schedule. Map which share of sales is ship-adjacent, floatplane-adjacent, and a quiet January midweek. Write Ketchikan Gateway Borough on page one so no one routes this to Juneau.

Then pull every borough license, dock-lease file, the top-ten customer share, and monthly sales that include a non-ship stretch and a dark January. If one cruise concession is a double-digit share — and on Creek Street it often is — isolate it. Get assignment, insurance, and barge-lead-time language in front of counsel before anyone tours on a perfect July ship day.

A buyer who only walked Creek Street on a ship Saturday will misprice a Tongass shop and a clinic in the same afternoon. Juneau’s capitol is not this page. Anchorage’s road grid is not this page. A ship day is a spike. A January Tuesday on the boardwalk is the file. Gravina minutes belong in a working-capital model. They are not a Juneau session multiple. Saxman already sits in this labor pool. It does not inherit a gangway rent because someone said the Passage.

Spring Hill lists Ketchikan as its own water, not as Juneau south
